Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Chullora sits, who covers it and what it costs.
Postcode 2190 covers Chullora and the streets immediately around it. At about 15.1 km west of the CBD it falls in the Canterbury-Bankstown, where we have vans out daily. We run Chullora on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Regents Park station and Winsor Park in Chullora, and Gosling Park is close enough to be on the same run.
Under Canterbury-Bankstown, we cover Chullora and Potts Hill, Regents Park and Rookwood alike. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Chullora is terraces and semis where the problem has come through a shared wall. Describing it accurately when you book saves a second visit.
Our Chullora runs also take in Chullora Marketplace and the area near Little Saigon Plaza, so the whole postcode is served.
You get a confirmed time, not a window. We plan the 2190 run the day before, and if Potts Hill or Regents Park is on the same round there is often an earlier slot going.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Chullora house means a mature colony nearby.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Chullora.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Chullora homes accumulated over years in a wall nobody opened.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Chullora work runs from Chullora Marketplace out through the back streets and across to the Potts Hill boundary. Same price, same technicians.
Termites do not respect boundaries. A neglected yard or a demolition next door in Chullora can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Chullora treatment.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Return visits are built into the program so baiting is never left half-finished.

Same-day attendance is usually available. Chullora sits roughly 15.1 km west of the CBD, inside our Canterbury-Bankstown run, so we book a time and keep to it.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Joined older housing, often with a paved rear courtyard holding damp against the wall. Both things shape the treatment.

Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
