Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

If you are in Clarendon or anywhere else in 2756, you are in our Hawkesbury & the Rural North-West patch, 48.4 km north-west of the CBD. We travel out to Clarendon on planned runs through the Hawkesbury & the Rural North-West, so booking a day ahead gets you the best slot.
A lot of our Clarendon jobs are in the streets around Bligh Park Shopping Centre and Clarendon station, and we are out near Windsor station regularly enough that the technician usually knows the access before they arrive.
This is the Hawkesbury area, and our runs here also take in South Windsor, Windsor and Bligh Park. Bigger properties mean sheds, stables and stacked timber to check as well as the house.
The bulk of our Clarendon work is larger blocks where the shed or the woodpile turns out to be the source. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Beyond that we are regularly around Windsor Golf Course, and out as far as Kingdom Estate Hawkesbury River Golf Club. If you are anywhere in 2756, you are inside the area we run.
The 2756 run is set the day before and you are given an arrival time. Where South Windsor and Windsor fall on the same round, we can usually bring the visit forward.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
The slab edge is meant to be visible so workings show. In a lot of Clarendon properties landscaping has buried it, which hands termites an invisible route in.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Clarendon home for the wrong one wastes the visit.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |
Want more detail? Our guide to chemical, physical and baiting systems compares them side by side.
Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
We are around Bligh Park Shopping Centre and the surrounding streets regularly, and we inspect every address in 2756 - including the ones the big franchises will not travel to.
Termite pressure is not even across Sydney and it is not even across Clarendon either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Clarendon purchase.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are built into the program so baiting is never left half-finished.

On a rural-fringe block the surrounding land is doing the work - paddock, timber, sheds - and the house is the last step rather than the first.
Larger blocks with outbuildings, so sheds, stables and stored timber are part of the inspection rather than an afterthought.
