Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

What we cover in Concord, and how quickly we can get there.
Concord sits about 9.5 km west of the CBD in the Inner West, and postcode 2137 is one we are in most weeks. Our technicians are through Concord most days, so same-day attendance is usually available.
If you are near Concord Oval, Cabarita Shopping Centre or Massey Park Golf Course, that is ground we cover constantly - it is the busiest part of Concord for us.
We work under the Inner West, Burwood, Strathfield and Canada Bay area here, and Cabarita, Breakfast Point and Canada Bay are all on the same route, which matters when termite problems are moving between adjoining properties. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Concord jobs tend to be apartments and converted blocks where the kitchen backs onto a service riser. Let us know which when you ring and we will plan the visit around it.
Edwards Park and the remainder of 2137 are on the same run.
We confirm your slot the day before and arrive at a stated time. Cabarita and Breakfast Point sit on the same run, so earlier appointments in 2137 come up regularly.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Concord repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Concord owner can do.
The slab edge is meant to be visible so workings show. In a lot of Concord properties landscaping has buried it, which hands termites an invisible route in.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Concord work runs from Cabarita Shopping Centre out through the back streets and across to the Cabarita boundary. Same price, same technicians.
An old stump left in a Concord backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
If you are buying in Concord, get the timber pest inspection done before you exchange, not after. Afterwards it is information; beforehand it is leverage.
NSW licence 5122967. Work on existing buildings is planned against AS 3660.2.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are included rather than optional, which is why our baiting programs actually finish.

At roughly 9.5 km west of the city, Concord is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give termites a route your front door has no bearing on.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Concord 2137 are all part of what we do, and the paperwork is the kind agents accept.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
All of them. Concord sits alongside Cabarita, Breakfast Point, Canada Bay and Mortlake in our coverage, and they are serviced on the same schedule.
