Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Denham Court, and how quickly we can get there.
We treat termites right across 2565. Denham Court is roughly 36 km west of the city, which puts it well inside the Macarthur run our technicians work. We cover Denham Court on scheduled runs through the Macarthur, and we will give you a firm time rather than a window.
Under Campbelltown and Camden, we cover Denham Court and Macquarie Links, Ingleburn and Edmondson Park alike. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
The bulk of our Denham Court work is estate houses with narrow side access and a shared fence line. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
All of 2565 falls inside the area we service.
The 2565 run is set the day before and you are given an arrival time. Where Macquarie Links and Ingleburn fall on the same round, we can usually bring the visit forward.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Denham Court sub-floor.
Blistered or rippled paint over a flat surface is worth a second look. In Denham Court homes that is frequently workings pushing the paint film up from behind.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Denham Court house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
An old stump left in a Denham Court backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
If you are anywhere in 2565, or over toward Macquarie Links, you are inside the area we cover for inspections and treatment.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Denham Court home.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Modern detached homes on compact lots, usually slab on ground, so the perimeter and the entry points do most of the work.
