Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Postcode 2770 covers Dharruk and the streets immediately around it. At about 38.7 km west of the CBD it falls in the Blacktown & Mount Druitt, where we have vans out daily. We cover Dharruk on scheduled runs through the Blacktown & Mount Druitt, and we will give you a firm time rather than a window.
Our Dharruk work takes in the streets by Mount Druitt station and RAAF Memorial Park, through to Luxford Gardens at the other end.
The suburb sits in the Blacktown City area. Hebersham, Blackett and Emerton are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The termite calls we take from Dharruk are mostly recently built homes where the activity started at the boundary. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Beyond that we are regularly around Emerton Village, and out as far as Plumpton Marketplace. If you are anywhere in 2770, you are inside the area we run.
The 2770 run is set the day before and you are given an arrival time. Where Hebersham and Blackett fall on the same round, we can usually bring the visit forward.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Dharruk home the only protection that exists is finding them early.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Dharruk frame for a long time.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Dharruk house means a mature colony nearby.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Dharruk home.
Our Dharruk work runs from Emerton Village out through the back streets and across to the Hebersham boundary. Same price, same technicians.
The Blacktown & Mount Druitt has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are built into the program so baiting is never left half-finished.

We quote on the property rather than the postcode, so a unit in Dharruk and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Dharruk is about 38.7 km west of the CBD in the Blacktown & Mount Druitt, and we give you a firm arrival time rather than an all-day window.
On a newer estate the boundaries are close and the landscaping is young, so termites move between properties along fence lines with very little to stop them.
Newer homes, tightly spaced, usually slab on ground - so the treatment concentrates on the perimeter and entry points.
We do. A lot of our Dharruk work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Allow one to two hours for a typical Dharruk property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. If activity continues past the expected period, call us and we will come back.
Yes - we work right across the Blacktown City area, which takes in Dharruk and the suburbs around it.
