Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where East Killara sits, who covers it and what it costs.
East Killara is part of the Upper North Shore, 12.8 km or so north of the GPO, and 2071 is a postcode we know well. We run East Killara on a regular route, and same-day attendance is usually available.
Around East Killara we work the pockets near Roseville Golf Course, Redfield Reserve and Reading Avenue Reserve most often, so the van is rarely far away when a job comes in.
Under Ku-ring-gai and Hornsby, we cover East Killara and East Lindfield, Killara and Gordon alike. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
Most East Killara bookings come in as houses backing onto a reserve, where the pressure is constant from outside. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
We also work the area near East Killara Shopping Centre, and the rest of 2071 with it.
When you book, we confirm the 2071 run the day before and give you an arrival time rather than a window. If we are already out at East Lindfield or Killara that morning, we will usually offer you the earlier slot.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in East Killara houses. Structural timber is the worst outcome, not the only target.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a East Killara home the only protection that exists is finding them early.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the East Killara treatment.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a East Killara house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termite pressure is not even across Sydney and it is not even across East Killara either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a East Killara purchase.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in East Killara 2071. Treatments carry a 6-month warranty and we re-inspect annually.
At roughly 12.8 km north of the city, East Killara is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
The reserve next door is a permanent population you cannot treat. All that is in question is how easily termites cross from it into the building, which is a perimeter problem.
Houses on larger, often sloping blocks with bush on at least one boundary, so the perimeter and the fence line are central to the job.
We do all of those. A good share of the East Killara jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow one to two hours for a typical East Killara property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit inside that period does not cost you anything.
Yes. As well as East Killara we cover East Lindfield, Killara, Gordon and Davidson on the same runs, so a job that crosses a boundary can be handled in one visit.
