Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Our Eastern Suburbs technicians cover Elizabeth Bay and the rest of 2011 as a matter of course - it is only about 1.8 km east of the city. Our technicians are through Elizabeth Bay most days, so same-day attendance is usually available.
If you are near Kings Cross station, John Armstrong Reserve or Double Bay Beach, that is ground we cover constantly - it is the busiest part of Elizabeth Bay for us.
This is the Waverley, Randwick and Woollahra area, and our runs here also take in Rushcutters Bay, Woolloomooloo and Darling Point. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
What we see in Elizabeth Bay is unit blocks a street or two back from the water, plus the odd beachfront cafe. Describing it accurately when you book saves a second visit.
The whole of 2011 is covered, Westfield Sydney included.
When you book, we confirm the 2011 run the day before and give you an arrival time rather than a window. If we are already out at Rushcutters Bay or Woolloomooloo that morning, we will usually offer you the earlier slot.
Blistered or rippled paint over a flat surface is worth a second look. In Elizabeth Bay homes that is frequently workings pushing the paint film up from behind.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Elizabeth Bay.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Elizabeth Bay repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Timber retaining walls, sleepers and old fence posts around Elizabeth Bay properties are all food. They also hide workings, which is why we look at them specifically.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Elizabeth Bay house.
We are around Double Bay Beach and the surrounding streets regularly, and we inspect every address in 2011 - including the ones the big franchises will not travel to.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. We are about 1.8 km east of the city here, and Elizabeth Bay is covered by the Eastern Suburbs team.
Humidity close to the coast does not fall away in winter the way it does inland, so termites here get a longer active season than they would further west.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
We do. A lot of our Elizabeth Bay work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow one to two hours for a typical Elizabeth Bay property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
