Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Heckenberg sits, who covers it and what it costs.
Postcode 2168 covers Heckenberg and the streets immediately around it. At about 29.9 km west of the CBD it falls in the South West Sydney, where we have vans out daily. We cover Heckenberg on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
Our Heckenberg work takes in the streets by Elouera Bushland Reserve and Panorama Avenue Reserve, through to Valley Plaza Shopping Centre at the other end.
We work under the Liverpool, Fairfield and Cumberland area here, and Sadleir, Busby and Ashcroft are all on the same route, which matters when termite problems are moving between adjoining properties. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
What we see in Heckenberg is newer homes on small blocks where next door has the same problem. Describing it accurately when you book saves a second visit.
We also work the streets near Green Valley Village Shopping Centre and across toward Snowy Park - the whole of 2168 is covered.
Bookings for 2168 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Sadleir and Busby often share the same run, which is how earlier slots come up.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Heckenberg owner can do.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Heckenberg treatment.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Heckenberg home the only protection that exists is finding them early.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Heckenberg house, that is worth including in the inspection rather than assuming the risk is only in the soil.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Heckenberg purchase.
The South West Sydney has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Heckenberg 2168. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Heckenberg sits roughly 29.9 km west of the CBD, inside our South West Sydney run, so we book a time and keep to it.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Newer detached homes on compact blocks, so access down the side and the shared fence line shape how we work.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Heckenberg 2168, and we provide the written report agents and strata managers ask for.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
Yes. As well as Heckenberg we cover Sadleir, Busby, Ashcroft and Bonnyrigg on the same runs, so a job that crosses a boundary can be handled in one visit.
