Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

What we cover in Hillsdale, and how quickly we can get there.
We treat termites right across 2036. Hillsdale is roughly 9.7 km south of the city, which puts it well inside the Eastern Suburbs run our technicians work. Our technicians are through Hillsdale most days, so same-day attendance is usually available.
A lot of our Hillsdale jobs are in the streets around Rhodes Street Reserve and Des Renford Aquatic Centre, and we are out near Southpoint Shopping Centre regularly enough that the technician usually knows the access before they arrive.
We work under the Waverley, Randwick and Woollahra area here, and Matraville, Eastgardens and Maroubra are all on the same route, which matters when termite problems are moving between adjoining properties. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Most Hillsdale bookings come in as ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Beyond that we cover the rest of 2036, including the streets around Bonnie Doon Golf Course.
Bookings for 2036 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Matraville and Eastgardens often share the same run, which is how earlier slots come up.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Hillsdale owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Hillsdale house means a mature colony nearby.
Nasutitermes is common in gardens around Hillsdale and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2036, or over toward Matraville, you are inside the area we cover for inspections and treatment.
Termites will nest inside a living tree. If there is a mature gum close to a Hillsdale house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termites do not respect boundaries. A neglected yard or a demolition next door in Hillsdale can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Hillsdale. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Hillsdale sits roughly 9.7 km south of the CBD, inside our Eastern Suburbs run, so we book a time and keep to it.
Humidity close to the coast does not fall away in winter the way it does inland, so termites here get a longer active season than they would further west.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
We do. A lot of our Hillsdale work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit inside that period does not cost you anything.
Yes. As well as Hillsdale we cover Matraville, Eastgardens, Maroubra and Chifley on the same runs, so a job that crosses a boundary can be handled in one visit.
