Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Jannali sits, who covers it and what it costs.
If you are in Jannali or anywhere else in 2226, you are in our Sutherland Shire patch, 21.2 km south-west of the CBD. We run Jannali on a regular route, and same-day attendance is usually available.
Our Jannali work takes in the streets by Ninth Avenue Reserve and Kareela Shopping Centre, through to Kareela Golf Course at the other end.
This is the Sutherland Shire area, and our runs here also take in Como, Bonnet Bay and Kareela. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
The termite calls we take from Jannali are mostly houses backing onto a reserve, where the pressure is constant from outside. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Beyond that we are regularly around Jannali station, and out as far as Alice Street Reserve. If you are anywhere in 2226, you are inside the area we run.
Your appointment is confirmed the day before with a real arrival time. Because Como and Bonnet Bay are covered on the same round, 2226 often has an earlier slot available.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Jannali treatment.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Jannali house means a mature colony nearby.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Around Jannali the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Termites will nest inside a living tree. If there is a mature gum close to a Jannali house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termites do not respect boundaries. A neglected yard or a demolition next door in Jannali can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Same-day attendance is usually available. Our Sutherland Shire technicians cover Jannali daily, and you get a confirmed arrival time when you book.
Leaf litter, fallen timber and undisturbed ground right up to the boundary keep termites populations healthy next door to you, whatever you do indoors.
Free-standing homes with gardens running into bush. We treat the boundary as seriously as the building.
We do. A lot of our Jannali work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Most termite control jobs in a Jannali home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit inside that period does not cost you anything.
