Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Local technicians, fixed prices and a written report for every job in Lane Cove.
Postcode 2066 covers Lane Cove and the streets immediately around it. At about 7.2 km north-west of the CBD it falls in the Lower North Shore, where we have vans out daily. Our technicians are through Lane Cove most days, so same-day attendance is usually available.
If you are near Cameraygal Park, Lane Cove Aquatic Leisure Centre or Batten Reserve, that is ground we cover constantly - it is the busiest part of Lane Cove for us.
Lane Cove is in the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area, and we cover Lane Cove North, Riverview and Lane Cove West on the same runs - handy if you own more than one property or your termite problem has come from next door. A lot of the housing here is older and close to the water, so sub-floors and lower levels hold damp - and damp is what keeps a population going.
Lane Cove jobs tend to be waterfront and near-waterfront homes with damp sub-floors and mature gardens. Let us know which when you ring and we will plan the visit around it.
The rest of 2066 is covered too, including the pockets around The Village Shopping Centre and Lane Cove Country Club.
Bookings for 2066 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Lane Cove North and Riverview often share the same run, which is how earlier slots come up.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a Lane Cove pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Lane Cove treatment.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Lane Cove house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Lane Cove house changes the price or the decision - but only if you have it before you sign.
The Lower North Shore has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Lane Cove home.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Lane Cove and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Lane Cove is about 7.2 km north-west of the CBD in the Lower North Shore, and we give you a firm arrival time rather than an all-day window.
The combination here is age and moisture. Older houses near the harbour rarely have sub-floor ventilation that still works, and termites settle in what that leaves behind.
Older houses on sloping blocks, many with a lower level cut into the slope - that level is usually where we start.
We do all of those. A good share of the Lane Cove jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Allow one to two hours for a typical Lane Cove property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
Yes - we work right across the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area, which takes in Lane Cove and the suburbs around it.
