Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Leumeah sits, who covers it and what it costs.
Leumeah is part of the Macarthur, 40.4 km or so south-west of the GPO, and 2560 is a postcode we know well. We travel out to Leumeah on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
A lot of our Leumeah jobs are in the streets around Campbelltown Skate Park and Waminda Oval, and we are out near Campbelltown Mall regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Campbelltown and Camden area. Woodbine, Campbelltown and Ruse are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
Around Leumeah the pattern is fairly consistent: estate houses with narrow side access and a shared fence line. Tell us which it is on the phone and we will come prepared for it.
Beyond that we are regularly around Eagle Vale Marketplace, and out as far as Leumeah station. If you are anywhere in 2560, you are inside the area we run.
When you book, we confirm the 2560 run the day before and give you an arrival time rather than a window. If we are already out at Woodbine or Campbelltown that morning, we will usually offer you the earlier slot.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Leumeah treatment.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Leumeah houses. Structural timber is the worst outcome, not the only target.
If you find a mud tube on a Leumeah foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termite pressure is not even across Sydney and it is not even across Leumeah either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Our Leumeah work runs from Campbelltown Mall out through the back streets and across to the Woodbine boundary. Same price, same technicians.
Termites will nest inside a living tree. If there is a mature gum close to a Leumeah house, that is worth including in the inspection rather than assuming the risk is only in the soil.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Uniform houses on small lots means uniform conditions. Whatever suits termites at your address suits them at the ten around it, so these problems move along a street rather than stopping.
Recent estate housing - slab on ground, narrow side passages, young landscaping. The perimeter does most of the work.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Leumeah 2560, and we provide the written report agents and strata managers ask for.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Leumeah we cover Woodbine, Campbelltown, Ruse and Claymore on the same runs, so a job that crosses a boundary can be handled in one visit.
