Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

What we cover in Llandilo, and how quickly we can get there.
Postcode 2747 covers Llandilo and the streets immediately around it. At about 46.5 km north-west of the CBD it falls in the Penrith & the Outer West, where we have vans out daily. We travel out to Llandilo on planned runs through the Penrith & the Outer West, so booking a day ahead gets you the best slot.
A lot of our Llandilo jobs are in the streets around Wianamatta Nature Reserve and Jordan Springs Shopping Centre, and we are out near Dunheved Golf Club regularly enough that the technician usually knows the access before they arrive.
Under Penrith City and Hawkesbury, we cover Llandilo and Jordan Springs, Cranebrook and Berkshire Park alike. With acreage the problem is often outside the house entirely - sheds, woodpiles and outbuildings get inspected too.
The bulk of our Llandilo work is rural-residential homes where it started in a stable or a feed store. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Wherever you are in 2747, you are inside the area our technicians cover.
You get a confirmed time, not a window. We plan the 2747 run the day before, and if Jordan Springs or Cranebrook is on the same round there is often an earlier slot going.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Llandilo houses. Structural timber is the worst outcome, not the only target.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Llandilo.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Llandilo house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Llandilo home.
Around Llandilo the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Llandilo treatment.
NSW licence 5122967, with termite work planned around AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Llandilo. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Our Penrith & the Outer West technicians cover Llandilo daily, and you get a confirmed arrival time when you book.
Out here the problem is normally outside the building. We inspect the outbuildings and the stored timber because that is where termites are actually established.
Rural-residential stock - house plus outbuildings - and both get looked at.
We do all of those. A good share of the Llandilo jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow one to two hours for a typical Llandilo property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
All of them. Llandilo sits alongside Jordan Springs, Cranebrook, Berkshire Park and Werrington Downs in our coverage, and they are serviced on the same schedule.
