Repairing the damage
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.

Where Lugarno sits, who covers it and what it costs.
Lugarno is part of the St George & Bayside, 20 km or so south-west of the GPO, and 2210 is a postcode we know well. We run Lugarno on a regular route, and same-day attendance is usually available.
The Lugarno addresses we attend cluster around Polar Place Reserve and Beauty Point Reserve. Illawong Village Shopping Centre is another part of the suburb we are called to often.
Georges River and Bayside is the council area for Lugarno, and we treat Peakhurst Heights, Alfords Point and Peakhurst on the same schedule. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Most Lugarno bookings come in as apartments where the problem is really in the building rather than the flat. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Hurstville Golf Course and the remainder of 2210 are on the same run.
The 2210 run is set the day before and you are given an arrival time. Where Peakhurst Heights and Alfords Point fall on the same round, we can usually bring the visit forward.
Swarming season around Lugarno runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Lugarno home for the wrong one wastes the visit.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Lugarno homes accumulated over years in a wall nobody opened.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
An old stump left in a Lugarno backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Our Lugarno work runs from Beauty Point Reserve out through the back streets and across to the Peakhurst Heights boundary. Same price, same technicians.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Lugarno home.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
The program includes its own follow-ups, so baiting is never left part-done.

At roughly 20 km south-west of the city, Lugarno is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and termites do well in both.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
We do. A lot of our Lugarno work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Most termite control jobs in a Lugarno home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
All of them. Lugarno sits alongside Peakhurst Heights, Alfords Point, Peakhurst and Como in our coverage, and they are serviced on the same schedule.
