Repairing the damage
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.

Miller is part of the South West Sydney, 31.8 km or so west of the GPO, and 2168 is a postcode we know well. We cover Miller on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
Most weeks we are somewhere between Green Valley Village Shopping Centre and Powell Park in Miller, and Miller Park is close enough to be on the same run.
Miller is in the Liverpool, Fairfield and Cumberland area, and we cover Hinchinbrook, Busby and Prestons on the same runs - handy if you own more than one property or your termite problem has come from next door. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
Miller jobs tend to be newer homes on small blocks where next door has the same problem. Let us know which when you ring and we will plan the visit around it.
The rest of 2168 is covered too, including the pockets around Elouera Bushland Reserve and Valley Plaza Shopping Centre.
Bookings for 2168 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Hinchinbrook and Busby often share the same run, which is how earlier slots come up.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Miller houses. Structural timber is the worst outcome, not the only target.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Miller owner can do.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Miller frame for a long time.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Miller house changes the price or the decision - but only if you have it before you sign.
Timber retaining walls, sleepers and old fence posts around Miller properties are all food. They also hide workings, which is why we look at them specifically.
Nasutitermes is common in gardens around Miller and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The program includes its own follow-ups, so baiting is never left part-done.
