Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Mount Kuring-gai is part of the Upper North Shore, 25.3 km or so north of the GPO, and 2080 is a postcode we know well. We cover Mount Kuring-gai on scheduled runs through the Upper North Shore, and we will give you a firm time rather than a window.
Most weeks we are somewhere between Asquith Golf Club and Mount Kuring-gai station in Mount Kuring-gai, and Mount Kuring-Gai Park is close enough to be on the same run.
This is the Ku-ring-gai and Hornsby area, and our runs here also take in Mount Colah, Berowra and Berowra Heights. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
The termite calls we take from Mount Kuring-gai are mostly properties where the fence line matters as much as the kitchen. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Berowra Valley National Park and the remainder of 2080 are on the same run.
Your appointment is confirmed the day before with a real arrival time. Because Mount Colah and Berowra are covered on the same round, 2080 often has an earlier slot available.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Mount Kuring-gai owner can do.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Mount Kuring-gai garage are fair game too.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Mount Kuring-gai treatment.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
We are around Berowra Valley National Park and the surrounding streets regularly, and we inspect every address in 2080 - including the ones the big franchises will not travel to.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Mount Kuring-gai home.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Mount Kuring-gai house changes the price or the decision - but only if you have it before you sign.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
