What we cover in Mount Lewis, and how quickly we can get there.
We treat termites right across 2190. Mount Lewis is roughly 15.5 km west of the city, which puts it well inside the Canterbury-Bankstown run our technicians work. We run Mount Lewis on a regular route, and same-day attendance is usually available.
Around Mount Lewis we work the pockets near Little Saigon Plaza, Punchbowl station and Bankstown station most often, so the van is rarely far away when a job comes in.
Mount Lewis is in the Canterbury-Bankstown area, and we cover Greenacre, Bankstown and Wiley Park on the same runs - handy if you own more than one property or your termite problem has come from next door. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Most Mount Lewis bookings come in as terraces and semis where the problem has come through a shared wall. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2190 is covered too, including the pockets around Mount Lewis Park and Roberts Park.
When you book, we confirm the 2190 run the day before and give you an arrival time rather than a window. If we are already out at Greenacre or Bankstown that morning, we will usually offer you the earlier slot.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Mount Lewis garage are fair game too.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Mount Lewis home for the wrong one wastes the visit.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Mount Lewis sub-floor.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2190, or over toward Greenacre, you are inside the area we cover for inspections and treatment.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Mount Lewis purchase.
Termites will nest inside a living tree. If there is a mature gum close to a Mount Lewis house, that is worth including in the inspection rather than assuming the risk is only in the soil.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give termites a route your front door has no bearing on.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Mount Lewis 2190 are all part of what we do, and the paperwork is the kind agents accept.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
Yes. As well as Mount Lewis we cover Greenacre, Bankstown, Wiley Park and Punchbowl on the same runs, so a job that crosses a boundary can be handled in one visit.
