Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

What we cover in North Bondi, and how quickly we can get there.
North Bondi sits about 6.9 km east of the CBD in the Eastern Suburbs, and postcode 2026 is one we are in most weeks. Our technicians are through North Bondi most days, so same-day attendance is usually available.
Most weeks we are somewhere between Royal Sydney Golf Club and Westfield Bondi Junction in North Bondi, and Bondi Park is close enough to be on the same run.
Under Waverley, Randwick and Woollahra, we cover North Bondi and Bondi Beach, Tamarama and Dover Heights alike. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The bulk of our North Bondi work is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
We cover the remainder of 2026 as well, from Marks Park through to Bondi Beach.
Bookings for 2026 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Bondi Beach and Tamarama often share the same run, which is how earlier slots come up.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the North Bondi treatment.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a North Bondi sub-floor.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a North Bondi house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |
Want more detail? Our guide to chemical, physical and baiting systems compares them side by side.
Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Eastern Suburbs has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
An old stump left in a North Bondi backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your North Bondi house.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

At roughly 6.9 km east of the city, North Bondi is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
The air never really dries out near the water, so sub-floors and lower rooms hold moisture through the year. termites need that damp more than they need food, and here they always have it.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in North Bondi 2026 are all part of what we do, and the paperwork is the kind agents accept.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
For a standard North Bondi home, one to two hours. We would rather tell you it will take longer up front than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
Yes. As well as North Bondi we cover Bondi Beach, Tamarama, Dover Heights and Bondi on the same runs, so a job that crosses a boundary can be handled in one visit.
