Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Rosemeadow sits, who covers it and what it costs.
Our Macarthur technicians cover Rosemeadow and the rest of 2560 as a matter of course - it is only about 46.6 km south-west of the city. We travel out to Rosemeadow on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
A lot of our Rosemeadow jobs are in the streets around Haydon Park and Spence Park, and we are out near Campbelltown Golf Course regularly enough that the technician usually knows the access before they arrive.
We work under the Campbelltown and Camden area here, and St Helens Park, Glen Alpine and Ambarvale are all on the same route, which matters when termite problems are moving between adjoining properties. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
The bulk of our Rosemeadow work is recently built homes where the activity started at the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The whole of 2560 is covered, Rosemeadow Marketplace included.
When you book, we confirm the 2560 run the day before and give you an arrival time rather than a window. If we are already out at St Helens Park or Glen Alpine that morning, we will usually offer you the earlier slot.
If you find a mud tube on a Rosemeadow foundation, do not break it open. Disturbing the workings scatters the colony and makes the job harder; photograph it and leave it.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Rosemeadow house for years before anything shows on the surface.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Rosemeadow repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Timber retaining walls, sleepers and old fence posts around Rosemeadow properties are all food. They also hide workings, which is why we look at them specifically.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Rosemeadow treatment.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Rosemeadow home.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Newer estates put houses close together on small blocks, so termites that establish in one property turn up either side of it within a season.
Newer estate housing with narrow side access and young landscaping, which puts the focus on the boundary and the fence line.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Rosemeadow 2560, and we provide the written report agents and strata managers ask for.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We do. Rosemeadow and St Helens Park, Glen Alpine, Ambarvale and Englorie Park are all on the same route, which helps if you own more than one property in the area.
