Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Strathfield sits, who covers it and what it costs.
Strathfield sits about 12.4 km west of the CBD in the Inner West, and postcode 2135 is one we are in most weeks. We run Strathfield on a regular route, and same-day attendance is usually available.
Around Strathfield we work the pockets near Freshwater Park, Frog Conservation Area and Strathfield Plaza most often, so the van is rarely far away when a job comes in.
Under Inner West, Burwood, Strathfield and Canada Bay, we cover Strathfield and Enfield, Burwood and Homebush alike. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Around Strathfield the pattern is fairly consistent: older semis with a paved rear courtyard and a sub-floor that no longer dries out. Tell us which it is on the phone and we will come prepared for it.
The whole of 2135 is on our regular run.
Bookings for 2135 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Enfield and Burwood often share the same run, which is how earlier slots come up.
The slab edge is meant to be visible so workings show. In a lot of Strathfield properties landscaping has buried it, which hands termites an invisible route in.
Nasutitermes is common in gardens around Strathfield and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Strathfield sub-floor.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We walk you through the damaged timber and record it for your builder. Repairs come after elimination is confirmed, not before.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Leave the mud tubing and the damaged timber as you found it. Once broken open it dries out and termites abandon it.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| Access and perimeter | Long footings, restricted subfloor height and narrow passages down the side all add labour |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |
For typical scenarios, read how much termite treatment costs in Sydney. Warranty terms for termite work are confirmed in writing with your quote.
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2135, or over toward Enfield, you are inside the area we cover for inspections and treatment.
Termites do not respect boundaries. A neglected yard or a demolition next door in Strathfield can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Strathfield purchase.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Strathfield. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Strathfield sits roughly 12.4 km west of the CBD, inside our Inner West run, so we book a time and keep to it.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Older joined housing. The treatment takes account of shared walls, continuous sub-floors and roof voids that run between properties.
We do all of those. A good share of the Strathfield jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
We do. Strathfield and Enfield, Burwood, Homebush and Homebush West are all on the same route, which helps if you own more than one property in the area.
