Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Sylvania sits, who covers it and what it costs.
Sylvania is part of the Sutherland Shire, 18.2 km or so south-west of the GPO, and 2224 is a postcode we know well. We run Sylvania on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Southgate Shopping Centre and Dover Park (West) in Sylvania, and Dover Park is close enough to be on the same run.
Sylvania is in the Sutherland Shire area, and we cover Kangaroo Point, Sylvania Waters and Taren Point on the same runs - handy if you own more than one property or your termite problem has come from next door. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
What we see in Sylvania is homes on sloping blocks with a sub-floor and bush on the boundary. Describing it accurately when you book saves a second visit.
We also work the streets near Venetia Street Reserve and across toward Bald Face Point Reserve - the whole of 2224 is covered.
Bookings for 2224 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Kangaroo Point and Sylvania Waters often share the same run, which is how earlier slots come up.
Blistered or rippled paint over a flat surface is worth a second look. In Sylvania homes that is frequently workings pushing the paint film up from behind.
Swarming season around Sylvania runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Sylvania garage are fair game too.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termite pressure is not even across Sydney and it is not even across Sylvania either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
If you are anywhere in 2224, or over toward Kangaroo Point, you are inside the area we cover for inspections and treatment.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Sylvania treatment.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Same-day attendance is usually available. Our Sutherland Shire technicians cover Sylvania daily, and you get a confirmed arrival time when you book.
The bush is a permanent reservoir. Treating inside does little here unless the boundary and the perimeter are dealt with, because re-entry is the real issue.
Mostly detached housing backing onto reserve. Proofing and the perimeter are what actually hold here.
We do. A lot of our Sylvania work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Allow one to two hours for a typical Sylvania property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
We cover the whole of Sylvania, from the streets around Westfield Miranda out to the suburb boundary and on into Kangaroo Point.
