Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

What we cover in Terry Hills, and how quickly we can get there.
Terry Hills sits about 20.7 km north of the CBD in the Northern Beaches, and postcode 2084 is one we are in most weeks. We run Terry Hills on a regular route, and same-day attendance is usually available.
Around Terry Hills we work the pockets near Terrigal Reserve, JJ Melbourne Hills Memorial Reserve and Shortees Golf most often, so the van is rarely far away when a job comes in.
Northern Beaches is the council area for Terry Hills, and we treat Ingleside, Elanora Heights and Church Point on the same schedule. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
Terry Hills jobs tend to be apartments where the problem is really in the building rather than the flat. Let us know which when you ring and we will plan the visit around it.
Every part of 2084 is covered as standard.
Your appointment is confirmed the day before with a real arrival time. Because Ingleside and Elanora Heights are covered on the same round, 2084 often has an earlier slot available.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Terry Hills treatment.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Terry Hills homes accumulated over years in a wall nobody opened.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a Terry Hills pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Number of follow-ups | Return visits carry on until the colony is gone - larger colonies take more of them |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Terry Hills home.
Our Terry Hills work runs from JJ Melbourne Hills Memorial Reserve out through the back streets and across to the Ingleside boundary. Same price, same technicians.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Terry Hills house changes the price or the decision - but only if you have it before you sign.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. Our Northern Beaches technicians cover Terry Hills daily, and you get a confirmed arrival time when you book.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and termites do well in both.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
We do. A lot of our Terry Hills work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
