Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Tregear, and how quickly we can get there.
We treat termites right across 2770. Tregear is roughly 40.5 km west of the city, which puts it well inside the Blacktown & Mount Druitt run our technicians work. We travel out to Tregear on planned runs through the Blacktown & Mount Druitt, so booking a day ahead gets you the best slot.
A good share of our Tregear work is in the streets around Emerton Village and Kruse Park.
The suburb sits in the Blacktown City area. Emerton, Whalan and Ropes Crossing are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
What we see in Tregear is estate houses with narrow side access and a shared fence line. Describing it accurately when you book saves a second visit.
The whole of 2770 is on our regular run.
The 2770 run is set the day before and you are given an arrival time. Where Emerton and Whalan fall on the same round, we can usually bring the visit forward.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Tregear.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Tregear windowsill or in a web, a flight has happened close by - often on your own block.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Tregear repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

The subfloor is included on suspended floors - soil around the piers and along the walls - since that is the usual starting point for activity nobody saw.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites do not respect boundaries. A neglected yard or a demolition next door in Tregear can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Tregear home for the wrong one wastes the visit.
An old stump left in a Tregear backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

We cover it on scheduled runs, so a day's notice gets you the best slot. Tregear is about 40.5 km west of the CBD in the Blacktown & Mount Druitt, and we give you a firm arrival time rather than an all-day window.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Recent estate housing - slab on ground, narrow side passages, young landscaping. The perimeter does most of the work.
We do all of those. A good share of the Tregear jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
We cover the whole of Tregear, from the streets around Emerton Village out to the suburb boundary and on into Emerton.
