Repairing the damage
Wait for confirmation that the colony is dead before repairing anything. Pull out the timber too soon and you remove what they were feeding on. Get a builder to assess the structural members - bearers, studs, roof timbers.

Where Turrella sits, who covers it and what it costs.
Turrella sits about 9.5 km south-west of the CBD in the Inner West, and postcode 2205 is one we are in most weeks. Our technicians are through Turrella most days, so same-day attendance is usually available.
Our Turrella work takes in the streets by Arncliffe Park and Debbie & Abbey Borgia Recreation Centre, through to Wolli Creek Regional Park at the other end.
Inner West, Burwood, Strathfield and Canada Bay is the council area for Turrella, and we treat Bardwell Valley, Arncliffe and Wolli Creek on the same schedule. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Turrella jobs tend to be terraces and semis where the problem has come through a shared wall. Let us know which when you ring and we will plan the visit around it.
Our Turrella runs also take in Bardwell Valley Golf Course and the area near Turrella station, so the whole postcode is served.
We confirm your slot the day before and arrive at a stated time. Bardwell Valley and Arncliffe sit on the same run, so earlier appointments in 2205 come up regularly.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Turrella owner can do.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Turrella home the only protection that exists is finding them early.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Turrella home than most products.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide placed into the soil around the building - trenched where there is soil, injected through drilled holes where there is concrete - forming a treated zone termites have to cross.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| How far it has spread | One door frame is quick. Activity through the subfloor and into the wall frames is a much bigger job |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Inner West has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Termites do not respect boundaries. A neglected yard or a demolition next door in Turrella can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Turrella purchase.

The method is chosen after we know where the colony is - not by spraying whatever is in sight.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. We quote on the property rather than the postcode, so a unit in Turrella and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Our Inner West technicians cover Turrella daily, and you get a confirmed arrival time when you book.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Turrella 2205 are all part of what we do, and the paperwork is the kind agents accept.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Treatments carry a 6-month warranty and we re-inspect annually. Call us if activity picks up again and we will arrange the return visit.
Yes. As well as Turrella we cover Bardwell Valley, Arncliffe, Wolli Creek and Bardwell Park on the same runs, so a job that crosses a boundary can be handled in one visit.
