Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where West Ryde sits, who covers it and what it costs.
West Ryde is part of the Ryde & the Northern District, 13.6 km or so north-west of the GPO, and 2114 is a postcode we know well. We run West Ryde on a regular route, and same-day attendance is usually available.
Around West Ryde we work the pockets near Village Plaza Shopping Centre, West Ryde station and Denistone station most often, so the van is rarely far away when a job comes in.
Denistone, Denistone West and Meadowbank are all on the same route as West Ryde. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Most West Ryde bookings come in as terraces and semis where the problem has come through a shared wall. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Our West Ryde runs also take in Maze Park and the area near Darvall Park, so the whole postcode is served.
When you book, we confirm the 2114 run the day before and give you an arrival time rather than a window. If we are already out at Denistone or Denistone West that morning, we will usually offer you the earlier slot.
Swarming season around West Ryde runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a West Ryde home for the wrong one wastes the visit.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a West Ryde home than most products.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
Photos help. Mud tubes, eaten timber, winged termites, and a note of the location, all make the visit more efficient.
Look around for water - leaks, overflow pipes, the air conditioner drip. Termites want damp soil, and treating without fixing it leaves the attraction in place.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Which method is used | Above-ground bait, in-ground stations and a full soil barrier each take different product and labour |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
A treated zone wants to be left alone. Building a garden bed, laying pavers or adding a deck against the house can breach it, so ring us before that work starts.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a West Ryde house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Termite pressure is not even across Sydney and it is not even across West Ryde either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Our West Ryde work runs from West Ryde Marketplace out through the back streets and across to the Denistone boundary. Same price, same technicians.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. termites use all of it.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in West Ryde 2114 are all covered, with documentation suitable for an agent or a strata manager.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
Yes. As well as West Ryde we cover Denistone, Denistone West, Meadowbank and Melrose Park on the same runs, so a job that crosses a boundary can be handled in one visit.
