Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Where Bondi Beach sits, who covers it and what it costs.
Postcode 2026 covers Bondi Beach and the streets immediately around it. At about 6.8 km east of the CBD it falls in the Eastern Suburbs, where we have vans out daily. Our technicians are through Bondi Beach most days, so same-day attendance is usually available.
If you are near Bondi Park, Bondi Beach or Bondi Golf Course, that is ground we cover constantly - it is the busiest part of Bondi Beach for us.
Bondi Beach is in the Waverley, Randwick and Woollahra area, and we cover Tamarama, Bondi and Rose Bay on the same runs - handy if you own more than one property or your ant problem has come from next door. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
What we see in Bondi Beach is apartments where the problem is really in the building rather than the flat. Describing it accurately when you book saves a second visit.
Wherever you are in 2026, you are inside the area our technicians cover.
When you book, we confirm the 2026 run the day before and give you an arrival time rather than a window. If we are already out at Tamarama or Bondi that morning, we will usually offer you the earlier slot.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Bondi Beach kitchen.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Bondi Beach colony wants sugars.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
A column of ants going in and out of a weep hole means they are nesting in the cavity, not the garden. Treating the garden bed in that case does nothing at all for a Bondi Beach home.
For a Bondi Beach cafe or kitchen, ants are a compliance finding. We run a documented program with monitoring points and reports your auditor will accept rather than a one-off spray.
Our Bondi Beach runs take in Bondi Beach and continue across to the Tamarama boundary - all the same service area.
We follow the trail back to the colony rather than treating the spot where you noticed it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Bondi Beach 2026. Every general treatment carries a 6-month warranty.
At roughly 6.8 km east of the city, Bondi Beach is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and ants do well in both.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
We do all of those. A good share of the Bondi Beach jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
All of them. Bondi Beach sits alongside Tamarama, Bondi, Rose Bay and Dover Heights in our coverage, and they are serviced on the same schedule.
