Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

What we cover in Dover Heights, and how quickly we can get there.
Dover Heights is part of the Eastern Suburbs, 6.4 km or so east of the GPO, and 2030 is a postcode we know well. Our technicians are through Dover Heights most days, so same-day attendance is usually available.
Around Dover Heights we work the pockets near Royal Sydney Golf Club, Caffyn Park and Rose Bay Beach most often, so the van is rarely far away when a job comes in.
Waverley, Randwick and Woollahra is the council area for Dover Heights, and we treat Rose Bay, Vaucluse and Bondi Beach on the same schedule. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Around Dover Heights the pattern is fairly consistent: unit blocks a street or two back from the water, plus the odd beachfront cafe. Tell us which it is on the phone and we will come prepared for it.
The whole of 2030 is on our regular run.
Your appointment is confirmed the day before with a real arrival time. Because Rose Bay and Vaucluse are covered on the same round, 2030 often has an earlier slot available.
Some species excavate soft, damp timber rather than eat it. Finding them in a Dover Heights window frame or bathroom wall usually means moisture has been getting into that timber for a while.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Dover Heights job.
In a dry spell ants move indoors looking for moisture, which is why a spotless Dover Heights kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
The job ends with a written summary, advice on what to avoid spraying, and a 6-month warranty.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Winter does not kill the colony, it just slows it. The nest under a Dover Heights path in July is the same nest that produces the trail in October.
Anywhere in 2030, or over toward Rose Bay, is inside the area we treat at the same price.
Honeydew is a sugar supply the colony will defend. We point out the plant on a Dover Heights job because otherwise the trail simply re-establishes.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Dover Heights and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Dover Heights is about 6.4 km east of the CBD in the Eastern Suburbs, and we give you a firm arrival time rather than an all-day window.
Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Dover Heights house suit ants nearly all year.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Dover Heights 2030, and we provide the written report agents and strata managers ask for.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
Yes. As well as Dover Heights we cover Rose Bay, Vaucluse, Bondi Beach and Point Piper on the same runs, so a job that crosses a boundary can be handled in one visit.
