Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

What we cover in Clovelly, and how quickly we can get there.
Postcode 2031 covers Clovelly and the streets immediately around it. At about 6.9 km south-east of the CBD it falls in the Eastern Suburbs, where we have vans out daily. Our technicians are through Clovelly most days, so same-day attendance is usually available.
Around Clovelly we work the pockets near Bronte-Coogee Aquatic Reserve, Clovelly Beach and Burnie Park most often, so the van is rarely far away when a job comes in.
The suburb sits in the Waverley, Randwick and Woollahra area. Bronte, Coogee and Waverley are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The bulk of our Clovelly work is apartments where the problem is really in the building rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Wherever you are in 2031, you are inside the area our technicians cover.
Bookings for 2031 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Bronte and Coogee often share the same run, which is how earlier slots come up.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Clovelly colony wants sugars.
In a dry spell ants move indoors looking for moisture, which is why a spotless Clovelly kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
If there are ants running up a shrub beside a Clovelly house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
Ants in the cavity of a Clovelly house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
After sustained rain in Clovelly we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
Anywhere in 2031, or over toward Bronte, is inside the area we treat at the same price.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Sweet, protein or oil-based baits chosen for the ant and the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
General treatments come with 6 months. Ants back within that window means we come back too.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Clovelly. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Clovelly sits roughly 6.9 km south-east of the CBD, inside our Eastern Suburbs run, so we book a time and keep to it.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and ants do well in both.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
We do. A lot of our Clovelly work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
We do. Clovelly and Bronte, Coogee, Waverley and Tamarama are all on the same route, which helps if you own more than one property in the area.
