Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Ingleside sits, who covers it and what it costs.
Ingleside sits about 21.3 km north of the CBD in the Northern Beaches, and postcode 2101 is one we are in most weeks. We run Ingleside on a regular route, and same-day attendance is usually available.
The Ingleside jobs we attend tend to sit between Katandra Bushland Sanctuary and Monash Country Club.
This is the Northern Beaches area, and our runs here also take in Elanora Heights, Warriewood and Bayview. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Most Ingleside bookings come in as unit blocks a street or two back from the water, plus the odd beachfront cafe. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The whole of 2101 is on our regular run.
Your appointment is confirmed the day before with a real arrival time. Because Elanora Heights and Warriewood are covered on the same round, 2101 often has an earlier slot available.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Ingleside changes very little on its own.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Ingleside. We identify before we bait rather than putting down a general-purpose product and hoping.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Anywhere in 2101, or over toward Elanora Heights, is inside the area we treat at the same price.
Honeydew is a sugar supply the colony will defend. We point out the plant on a Ingleside job because otherwise the trail simply re-establishes.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Ingleside and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Northern Beaches technicians cover Ingleside daily, and you get a confirmed arrival time when you book.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep ants going.
Walk-up blocks and free-standing houses, with moisture the common factor. The sub-floor gets as much attention as the kitchen.
We do. A lot of our Ingleside work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. If activity continues past the expected period, call us and we will come back.
Yes - we work right across the Northern Beaches area, which takes in Ingleside and the suburbs around it.
