Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

What we cover in Kirribilli, and how quickly we can get there.
Our Lower North Shore technicians cover Kirribilli and the rest of 2061 as a matter of course - it is only about 2.3 km north of the city. Our technicians are through Kirribilli most days, so same-day attendance is usually available.
Around Kirribilli we work the pockets near Milson Village, Greenwood Plaza and Milsons Point station most often, so the van is rarely far away when a job comes in.
This is the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area, and our runs here also take in Milsons Point, Kurraba Point and Lavender Bay. The mix here is older houses and converted blocks near the water, where moisture under the floor is usually part of the story.
What we see in Kirribilli is period houses and converted blocks where the lower level is the problem. Describing it accurately when you book saves a second visit.
We cover the remainder of 2061 as well, from North Sydney station through to Wrixton Park.
Your appointment is confirmed the day before with a real arrival time. Because Milsons Point and Kurraba Point are covered on the same round, 2061 often has an earlier slot available.
Some species excavate soft, damp timber rather than eat it. Finding them in a Kirribilli window frame or bathroom wall usually means moisture has been getting into that timber for a while.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
If there are ants running up a shrub beside a Kirribilli house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
Our Kirribilli runs take in Milson Village and continue across to the Milsons Point boundary - all the same service area.
Honeydew is a sugar supply the colony will defend. We point out the plant on a Kirribilli job because otherwise the trail simply re-establishes.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products only - they are taken back to the nest rather than scattering it.
If ants return within 6 months of a general treatment, we return at no charge.

Same-day attendance is usually available. Kirribilli sits roughly 2.3 km north of the CBD, inside our Lower North Shore run, so we book a time and keep to it.
Harbourside blocks are often steep, with the lower level cut into the slope. Those lower levels stay cool and damp, which is where we usually find ants.
Established housing near the water, much of it with original timber and sub-floor space that no longer ventilates properly.
We do. A lot of our Kirribilli work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
For a standard Kirribilli home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
All of them. Kirribilli sits alongside Milsons Point, Kurraba Point, Lavender Bay and Dawes Point in our coverage, and they are serviced on the same schedule.
