Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

What we cover in Kurraba Point, and how quickly we can get there.
Kurraba Point sits about 3.1 km north-east of the CBD in the Lower North Shore, and postcode 2089 is one we are in most weeks. Our technicians are through Kurraba Point most days, so same-day attendance is usually available.
Our Kurraba Point work takes in the streets by North Sydney station and Wrixton Park, through to Milson Park at the other end.
Under North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill, we cover Kurraba Point and Cremorne Point, Kirribilli and Neutral Bay alike. The mix here is older houses and converted blocks near the water, where moisture under the floor is usually part of the story.
The ant calls we take from Kurraba Point are mostly period houses and converted blocks where the lower level is the problem. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
We also work the streets near Milson Village and across toward Greenwood Plaza - the whole of 2089 is covered.
Bookings for 2089 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Cremorne Point and Kirribilli often share the same run, which is how earlier slots come up.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Kurraba Point houses for different reasons.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Kurraba Point kitchen is the difference between a result and a wasted visit.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
We are around Milson Village most weeks and cover every street in 2089, including the ones off the main roads.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Kurraba Point after a storm is almost always this.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Sweet, protein or oil-based baits chosen for the ant and the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Kurraba Point. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Kurraba Point sits roughly 3.1 km north-east of the CBD, inside our Lower North Shore run, so we book a time and keep to it.
Sub-floor ventilation on these older homes was designed for an open garden, and most of those gardens are now paved or planted out. The damp that leaves behind is what sustains ants.
Period stock on sloping blocks. The lower level and the sub-floor do most of the explaining.
We do. A lot of our Kurraba Point work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. If activity continues past the expected period, call us and we will come back.
Yes. As well as Kurraba Point we cover Cremorne Point, Kirribilli, Neutral Bay and Milsons Point on the same runs, so a job that crosses a boundary can be handled in one visit.
