Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Cockroach Control in Beacon Hill 2100 — local technicians, fixed prices and a written report. A cockroach treatment starts from $89.
Real, verified feedback from people we've helped — straight from Google.
Local technicians, fixed prices and a written report for every job in Beacon Hill.
We treat cockroaches right across 2100. Beacon Hill is roughly 13.7 km north of the city, which puts it well inside the Northern Beaches run our technicians work. We run Beacon Hill on a regular route, and same-day attendance is usually available.
A lot of our Beacon Hill jobs are in the streets around Brooker Reserve and Westfield Warringah Mall, and we are out near Tristram Road Reserve regularly enough that the technician usually knows the access before they arrive.
Northern Beaches is the council area for Beacon Hill, and we treat Narraweena, Allambie Heights and Brookvale on the same schedule. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The bulk of our Beacon Hill work is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Wherever you are in 2100, you are inside the area our technicians cover.
You get a confirmed time, not a window. We plan the 2100 run the day before, and if Narraweena or Allambie Heights is on the same round there is often an earlier slot going.
One at night is a cockroach. One at midday is a population. When harbourage fills up they are forced into the open to find somewhere else, which is why daytime activity changes how we scope the job.
The usual route into a Beacon Hill home is carried, not crawled. Appliance deliveries, recycled cartons and second-hand white goods are the three we trace most often.
German cockroaches are small, light brown, and stay indoors near warmth and water. Australian and smoky-brown cockroaches are bigger, darker and come in from outside. In Beacon Hill we see both, and they need completely different treatments - one is a kitchen job, the other is a perimeter job.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

The largest one we deal with, around 4 cm and reddish-brown. Pits, sewers, grease traps and subfloors are where it breeds; the kitchen is somewhere it passes through at night.

Similar in size to the American cockroach but with pale yellow edges near the head and along the wings. Despite the name it is an outdoor species that comes in from gardens, mulch and subfloors.

A small banded cockroach that favours warmth and dryness rather than moisture. Look for it high up: behind frames, inside electrical enclosures and in cupboards well away from the sink.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches in the kitchen during the day, plus pepper-like droppings in cupboard corners | German cockroach, usually a heavy infestation | Hinges, dishwasher and fridge cavities, behind the kickboards, inside appliances | Gel bait rotation, growth regulator and crack-and-crevice treatment inside |
| Big cockroaches at night in the wet areas, never a crowd of them in the kitchen | American cockroach | Down in the pits and the subfloor, coming up through floor wastes with no water in them | We treat the pits and drain lines and the subfloor, then seal where the pipes come through |
| Large cockroaches edged in pale yellow, around the garage or just inside a back door | Australian cockroach | Mulch and leaf litter, woodpiles, and up in the roof void | Perimeter work outside, a dusting of the roof void, and clearing the garden harbourage |
| Small ones in a bedroom or living room - behind a picture, inside the TV cabinet - not near water | Brown-banded cockroach | Furniture and electrical gear that stays warm and dry | Baiting aimed at the living and sleeping rooms rather than the kitchen |
| A unit that goes quiet for a couple of weeks and then has cockroaches again | German cockroach coming through from another lot | The risers, bin room and wall cavities the units have in common | A treatment coordinated across the building. See strata pest control |

Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
What they leave behind matters: droppings, saliva and cast skins are known asthma and allergy triggers, so this is a health question as much as a comfort one.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Professional gel goes down as small dots inside the cracks they already use. A cockroach feeds, goes home, and the product moves through the rest of the colony from there.
Two products with different jobs: the growth regulator stops nymphs maturing, and dust carries the treatment into voids and cavities beyond the reach of gel.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
We leave you a written record of the job. If it is still heavy at two weeks, or comes back inside the 6 months a general treatment carries, we return at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Reaches open floor and bench area without effort | Misses the harbourage entirely, leaves residue where you prepare food, and disperses them |
| Retail bait stations | Can help if you have only seen a few | The bait volume is small, and competing food such as grease wins out |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Keeps nymphs from becoming breeding adults, so the egg-case cycle stops | It acts gradually, which is why it is always paired with a bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Through the second week activity should fall away. Leave the bait in place in hinges and cracks, and resist spraying anything over it, which puts cockroaches off feeding.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
Humidity is the driver. In the Northern Beaches the summer months bring the fastest breeding, and the mild winters mean a population indoors never really slows - it just gets quieter.
A good share of our Beacon Hill work sits close to Brooker Reserve, though the back streets and the Narraweena boundary are just as familiar.
Council officers want records, not reassurance. For food premises around Beacon Hill we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
Single units through to commercial kitchens, with food premises worked outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Beacon Hill. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Northern Beaches technicians cover Beacon Hill daily, and you get a confirmed arrival time when you book.
Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Beacon Hill house suit cockroaches nearly all year.
Units near the water and houses set back from it, with damp sub-floors the common factor in both.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Beacon Hill 2100 are all part of what we do, and the paperwork is the kind agents accept.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
For a standard Beacon Hill home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
We do. Beacon Hill and Narraweena, Allambie Heights, Brookvale and Oxford Falls are all on the same route, which helps if you own more than one property in the area.
