Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.

Local technicians, fixed prices and a written report for every job in Chipping Norton.
Our South West Sydney technicians cover Chipping Norton and the rest of 2170 as a matter of course - it is only about 23.6 km west of the city. We run Chipping Norton on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Lennox Reserve and Chipping Norton Market Plaza in Chipping Norton, and Governor Macquarie Shopping Centre is close enough to be on the same run.
The suburb sits in the Liverpool, Fairfield and Cumberland area. Lansvale, Warwick Farm and Lansdowne are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The bulk of our Chipping Norton work is recently built homes where the activity started at the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Beyond that we are regularly around Warwick Farm station, and out as far as South Park. If you are anywhere in 2170, you are inside the area we run.
When you book, we confirm the 2170 run the day before and give you an arrival time rather than a window. If we are already out at Lansvale or Warwick Farm that morning, we will usually offer you the earlier slot.
If your Chipping Norton neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
Cockroach calls climb from October and peak through February, because warmth shortens the time a nymph needs to reach breeding age. The same population that was manageable in a Chipping Norton kitchen in winter can double over a hot month.
One at night is a cockroach. One at midday is a population. When harbourage fills up they are forced into the open to find somewhere else, which is why daytime activity changes how we scope the job.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches moving about in daylight, and droppings like ground pepper along shelf edges | German cockroach, well established by the time they show in the day | Door hinges, the voids behind white goods, the kickboard space, the inside of appliances | Indoor work: bait rotation, a growth regulator, and placement into every crack and crevice |
| Big cockroaches seen after dark near a floor waste, the bathroom or the laundry | American cockroach | Sewer and stormwater pits and the subfloor - plus dried-out waste traps as the way in | We treat the pits, the drain lines and the subfloor, then seal around the pipework |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Small cockroaches turning up in bedrooms and living rooms, never around the sink | Brown-banded cockroach | Warm dry furniture, and the inside of electrical appliances | Bait placed through the living and sleeping areas where they actually are |
| A unit where the problem never quite ends, weeks after a DIY attempt | German cockroach spreading from a neighbouring lot | Shared risers and bin rooms, plus the cavities inside shared walls | A building-wide, coordinated treatment. See strata pest control |

A licensed Sydney technician will talk it through with you and give you a fixed quote within half an hour.
Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
A repellent product scatters rather than clears - deeper into the wall void, through to the unit next door - and leaves residue where food is prepared.
Cast skins, droppings and saliva are recognised asthma and allergy triggers, which makes a long-running infestation a health issue rather than just an annoyance.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Quick on a cockroach you can actually reach | No effect on egg cases or harbourage, and it pushes the others deeper into cavities |
| Bug bombs and foggers | Gets product onto every open surface at once | Harbourage is missed, benches end up with residue, and the colony splits up |
| Retail bait stations | Has a place when you have only seen one or two | Very little bait in each, and any crumbs or grease will out-compete it |
| Professional gel bait rotation | Carried home and shared where they shelter; if they start refusing one gel we rotate to another | Requires a clean kitchen and patience - days to a couple of weeks, not overnight |
| Insect growth regulator | Stops the young ever reaching breeding age, which ends the egg-case cycle | Acts slowly by design, so bait always goes in with it |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Still seeing them? Tell the agent or building manager, since the source is often a neighbouring lot. Apartment pest control explains what a building-wide job involves.
Two weeks on and still seeing them regularly, or back inside 6 months of a general treatment? That is a warranty call - 1300 313 373.
Sydney does not give cockroaches an off-season. Around Chipping Norton the warm, humid stretch from October through March drives breeding hardest, but a heated South West Sydney home keeps a kitchen population going through winter without pause.
In older Chipping Norton buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
For a Chipping Norton cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Gel baits in cracks and hinges, not blanket spraying across benches where you prepare food.
One flat or a whole commercial kitchen - food premises are done outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.
