What we cover in Warwick Farm, and how quickly we can get there.
Warwick Farm sits about 25.5 km west of the CBD in the South West Sydney, and postcode 2170 is one we are in most weeks. We cover Warwick Farm on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
Our Warwick Farm work takes in the streets by Warwick Farm station and Liverpool station, through to Rosedale Park at the other end.
Under Liverpool, Fairfield and Cumberland, we cover Warwick Farm and Cabramatta, Chipping Norton and Liverpool alike. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
Around Warwick Farm the pattern is fairly consistent: newer homes on small blocks where next door has the same problem. Tell us which it is on the phone and we will come prepared for it.
The rest of 2170 is covered too, including the pockets around South Park and Westfield Liverpool.
Your appointment is confirmed the day before with a real arrival time. Because Cabramatta and Chipping Norton are covered on the same round, 2170 often has an earlier slot available.
Two very different problems get called the same thing. Indoors and small means German cockroach and a resident population. Large and occasional means an outdoor species that walked in - and in Warwick Farm that usually traces back to a drain, a vent or a gap under a door.
In older Warwick Farm buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
The odour is a useful diagnostic. We can often tell from it how long a Warwick Farm problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches moving about in daylight, and droppings like ground pepper along shelf edges | German cockroach, well established by the time they show in the day | Door hinges, the voids behind white goods, the kickboard space, the inside of appliances | Indoor work: bait rotation, a growth regulator, and placement into every crack and crevice |
| Big cockroaches at night in the wet areas, never a crowd of them in the kitchen | American cockroach | Down in the pits and the subfloor, coming up through floor wastes with no water in them | We treat the pits and drain lines and the subfloor, then seal where the pipes come through |
| Big yellow-margined cockroaches that seem to come from the garden rather than the kitchen | Australian cockroach | Garden mulch, leaf litter and woodpiles, plus the roof cavity | Treating outside: the perimeter, the roof void, and the harbourage in the beds themselves |
| Little cockroaches well away from the kitchen: bedrooms, the TV unit, behind wall hangings | Brown-banded cockroach | Warm dry spots in furniture and inside appliances | Bait placed where they actually are, in the living and sleeping areas |
| Cockroaches returning to a unit however often you treat your own kitchen | German cockroach crossing between units | Common service risers, bin rooms, and the wall cavities that link lots | Treatment coordinated building-wide. See strata pest control |

Each German cockroach egg case carries roughly 30 eggs and stays with the female almost until they hatch. Surface sprays never reach it, so the following generation arrives regardless.
Several egg cases per female, and nymphs maturing in weeks where it is warm - the arithmetic is why cockroach numbers climb so steeply once they are established.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Cast skins, droppings and saliva are recognised asthma and allergy triggers, which makes a long-running infestation a health issue rather than just an annoyance.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
Two products with different jobs: the growth regulator stops nymphs maturing, and dust carries the treatment into voids and cavities beyond the reach of gel.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Reaches open floor and bench area without effort | Misses the harbourage entirely, leaves residue where you prepare food, and disperses them |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Taken back into the harbourage and passed on; we can change formulation if they go off one | Wants a clean kitchen behind it, and takes days to a fortnight rather than minutes |
| Insect growth regulator | Stops the young ever reaching breeding age, which ends the egg-case cycle | Acts slowly by design, so bait always goes in with it |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Steady activity at the two-week mark, or a return inside 6 months of a general treatment, means a warranty re-treatment - ring 1300 313 373.
For a Warwick Farm cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
Where Warwick Farm housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
From Westfield Liverpool through to the Cabramatta side of Warwick Farm, it is all one service area for us - same price, same response time.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
We cover everything from one apartment to a full commercial kitchen, scheduled around your trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Warwick Farm 2170, with no call-out fee. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Our South West Sydney technicians cover Warwick Farm daily, and you get a confirmed arrival time when you book.
Newer estates put houses close together on small blocks, so cockroaches that establish in one property turn up either side of it within a season.
Estate housing on small lots, which means the outside of the building matters as much as the inside.
We do all of those. A good share of the Warwick Farm jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
Yes. As well as Warwick Farm we cover Cabramatta, Chipping Norton, Liverpool and Cabramatta West on the same runs, so a job that crosses a boundary can be handled in one visit.
