Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

Where Cottage Point sits, who covers it and what it costs.
We treat cockroaches right across 2084. Cottage Point is roughly 27.6 km north of the city, which puts it well inside the Northern Beaches run our technicians work. We cover Cottage Point on scheduled runs through the Northern Beaches, and we will give you a firm time rather than a window.
Around Cottage Point we are most often near Ku-ring-gai Chase National Park and Little Shark Rock Point Beach.
The suburb sits in the Northern Beaches area. Berowra, Berowra Heights and Mount Kuring-gai are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The cockroach calls we take from Cottage Point are mostly apartments where the problem is really in the building rather than the flat. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Wherever you are in 2084, you are inside the area our technicians cover.
When you book, we confirm the 2084 run the day before and give you an arrival time rather than a window. If we are already out at Berowra or Berowra Heights that morning, we will usually offer you the earlier slot.
There is a particular smell to a bad one - stale and slightly greasy, strongest when you open a cupboard that has been shut. If you can smell it in a Cottage Point kitchen, the population is well past a few.
Find the harbourage and the job is most of the way done. We look for the places that stay warm overnight and are never cleaned: appliance housings, the underside of drawers, cable entries and the back of the kickboard.
One at night is a cockroach. One at midday is a population. When harbourage fills up they are forced into the open to find somewhere else, which is why daytime activity changes how we scope the job.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Large and reddish-brown, up to about 4 cm. It lives in sewers, stormwater pits, grease traps and subfloors, and comes up through drains at night rather than breeding in the kitchen.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches moving about in daylight, and droppings like ground pepper along shelf edges | German cockroach, well established by the time they show in the day | Door hinges, the voids behind white goods, the kickboard space, the inside of appliances | Indoor work: bait rotation, a growth regulator, and placement into every crack and crevice |
| The occasional large cockroach at night in a wet area rather than a group in the kitchen | American cockroach | Pits, the subfloor, and floor wastes that are no longer holding water | Drain and pit treatment plus subfloor work, with pipe gaps sealed afterwards |
| Large cockroaches with yellow edging, seen in the garage or coming in from the garden | Australian cockroach | Mulch, leaf litter, woodpiles, roof void | External perimeter, roof void dusting, garden harbourage |
| Little cockroaches well away from the kitchen: bedrooms, the TV unit, behind wall hangings | Brown-banded cockroach | Warm dry spots in furniture and inside appliances | Bait placed where they actually are, in the living and sleeping areas |
| A unit that goes quiet for a couple of weeks and then has cockroaches again | German cockroach coming through from another lot | The risers, bin room and wall cavities the units have in common | A treatment coordinated across the building. See strata pest control |

A German cockroach egg case holds about 30 eggs and travels with the female until hatching is close. Kill the adults you can see and the next generation still arrives.
Several egg cases per female, and nymphs maturing in weeks where it is warm - the arithmetic is why cockroach numbers climb so steeply once they are established.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Cast skins, droppings and saliva are recognised asthma and allergy triggers, which makes a long-running infestation a health issue rather than just an annoyance.
What the technician does on the day, in the order it happens.
Step one is knowing which cockroach you have. Step two is finding where it shelters: torch and inspection mirror through hinges, appliance cavities, kickboards and wall voids.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Deals with the individual in front of you | Never touches the egg cases or the voids, and drives the rest further into the walls |
| Bug bombs and foggers | Covers a whole room's open surfaces at once | Harbourage is untouched, benches end up with residue, and the population spreads out |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Taken back into the harbourage and passed on; we can change formulation if they go off one | Wants a clean kitchen behind it, and takes days to a fortnight rather than minutes |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
Keep the agent or building manager informed if it does not settle; cockroaches travel between flats. Our apartment pest control page covers the options for a whole block.
Steady activity at the two-week mark, or a return inside 6 months of a general treatment, means a warranty re-treatment - ring 1300 313 373.
Where Cottage Point housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
Sydney does not give cockroaches an off-season. Around Cottage Point the warm, humid stretch from October through March drives breeding hardest, but a heated Northern Beaches home keeps a kitchen population going through winter without pause.
We are around Ku-ring-gai Chase National Park and the streets behind it most weeks, and we cover every address in 2084, not just the main roads.
What we use depends on what you have: baits and growth regulators for German cockroaches, pit and subfloor treatment for the drain species.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

We cover it on scheduled runs, so a day's notice gets you the best slot. Cottage Point sits roughly 27.6 km north of the CBD, inside our Northern Beaches run, so we book a time and keep to it.
Humidity close to the coast does not fall away in winter the way it does inland, so cockroaches here get a longer active season than they would further west.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
We do. A lot of our Cottage Point work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
For a standard Cottage Point home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
We do. Cottage Point and Berowra, Berowra Heights, Mount Kuring-gai and Terry Hills are all on the same route, which helps if you own more than one property in the area.
