Days 1 to 3
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.

What we cover in Darling Point, and how quickly we can get there.
Postcode 2027 covers Darling Point and the streets immediately around it. At about 2.6 km east of the CBD it falls in the Eastern Suburbs, where we have vans out daily. Our technicians are through Darling Point most days, so same-day attendance is usually available.
The Darling Point addresses we attend cluster around Double Bay Beach and Royal Arcade. Woollahra Golf Club is another part of the suburb we are called to often.
Waverley, Randwick and Woollahra is the council area for Darling Point, and we treat Elizabeth Bay, Double Bay and Rushcutters Bay on the same schedule. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Darling Point jobs tend to be ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Let us know which when you ring and we will plan the visit around it.
The rest of 2027 is covered too, including the pockets around Edgecliff station and Goomerah Crescent Reserve.
When you book, we confirm the 2027 run the day before and give you an arrival time rather than a window. If we are already out at Elizabeth Bay or Double Bay that morning, we will usually offer you the earlier slot.
Where Darling Point housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
They do not bite. What they do is walk through a drain and then over the surface you cut food on, which is a contamination problem - and the reason we treat the pipework and the harbourage, not just the floor.
Remove the water and you remove most of the harbourage value. We point out the damp spots in a Darling Point kitchen for that reason, not as a criticism of the cleaning.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Small, 12 to 15 mm, light brown, marked with two dark stripes behind the head. This is the indoor breeder: it wants warmth, food and damp, and a kitchen supplies all three.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

Similar in size to the American cockroach but with pale yellow edges near the head and along the wings. Despite the name it is an outdoor species that comes in from gardens, mulch and subfloors.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

One of our Sydney inspections, showing German cockroach activity. The harbourage itself tells the story: droppings, cast skins and egg cases give us both the species and the scale.

From a commercial kitchen we service: cockroach harbourage inside the machinery. Hollow legs, door seals and motor housings keep their heat overnight and are almost never cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Little ones out on the bench while the lights are on, with gritty black specks in cupboard corners | German cockroach - daytime activity means a large population | Cupboard hinges, the warm cavities behind the dishwasher and fridge, under kickboards, inside appliance housings | Rotated gel baits, an insect growth regulator, and product worked into cracks and crevices |
| A large cockroach or two after dark, always near a drain, the laundry or the bathroom | American cockroach | The sewer and stormwater pits, the subfloor, and floor-waste traps that have dried out | Pit and drain treatment, the subfloor, and sealing the gaps around pipe penetrations |
| Big cockroaches with pale yellow margins, usually in the garage or arriving from outside | Australian cockroach | Garden mulch, leaf litter, stacked firewood and the roof cavity | Perimeter treatment outside, dusting the roof void, and dealing with garden harbourage |
| Little cockroaches well away from the kitchen: bedrooms, the TV unit, behind wall hangings | Brown-banded cockroach | Warm dry spots in furniture and inside appliances | Bait placed where they actually are, in the living and sleeping areas |
| An apartment where they come back a few weeks after you treated it yourself | German cockroach travelling between lots | The service risers, the bin room and the wall cavities the units share | Treating the building as one job. See strata pest control |

One call to a licensed Sydney technician gets you honest advice and a fixed quote within 30 minutes.
A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
We identify the build-up that is feeding them and tell you what to deal with first. The less competing food there is, the harder the bait works.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
Two products with different jobs: the growth regulator stops nymphs maturing, and dust carries the treatment into voids and cavities beyond the reach of gel.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
You receive a written summary of what was found and done. Heavy activity after two weeks, or a return within the 6-month general-treatment warranty, brings us back free of charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills on contact, so the visible one goes | Cannot reach an egg case or a void, and repels the remainder into the walls |
| Bug bombs and foggers | Puts product across everything out in the open | Does not get into harbourage, coats your benchtops, and can split the colony up |
| Retail bait stations | Fine as a first step on a small problem | Not enough bait to matter, and any food left about is more attractive |
| Professional gel bait rotation | Taken back into the harbourage and passed on; we can change formulation if they go off one | Wants a clean kitchen behind it, and takes days to a fortnight rather than minutes |
| Insect growth regulator | Blocks nymphs from maturing into breeders and shuts the egg-case cycle down | Takes time to show, so it is always applied together with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Keep the agent or building manager informed if it does not settle; cockroaches travel between flats. Our apartment pest control page covers the options for a whole block.
If you still see steady activity after two weeks, or cockroaches return within 6 months of a general treatment, call 1300 313 373 for a warranty re-treatment.
If cockroaches keep appearing in a Darling Point bathroom rather than the kitchen, the drain is the first thing we check. They travel the pipework between units and come up wherever the seal has dried out.
The pattern we see across Darling Point and the wider Eastern Suburbs is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
We are around Double Bay Beach and the streets behind it most weeks, and we cover every address in 2027, not just the main roads.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

Same-day attendance is usually available. Our Eastern Suburbs technicians cover Darling Point daily, and you get a confirmed arrival time when you book.
Being near the water means humidity that never really drops. Sub-floors stay moist, lower levels stay cool and damp, and cockroaches do well in both.
A mix of walk-up blocks and free-standing homes, where the lower level and the sub-floor are what we concentrate on.
We do all of those. A good share of the Darling Point jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
We do. Darling Point and Elizabeth Bay, Double Bay, Rushcutters Bay and Edgecliff are all on the same route, which helps if you own more than one property in the area.
