Days 1 to 3
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Cockroach Control in Epping 2121 — local technicians, fixed prices and a written report. A cockroach treatment starts from $89.
Real, verified feedback from people we've helped — straight from Google.
Where Epping sits, who covers it and what it costs.
Postcode 2121 covers Epping and the streets immediately around it. At about 16 km north-west of the CBD it falls in the Ryde & the Northern District, where we have vans out daily. We run Epping on a regular route, and same-day attendance is usually available.
Our Epping work takes in the streets by Boronia Park and Forest Park, through to Eastwood Shopping Centre at the other end.
Our runs through Epping also take in Eastwood, Cheltenham and Marsfield. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
The cockroach calls we take from Epping are mostly terraces and semis where the problem has come through a shared wall. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
We also work the streets near Carlingford Village and across toward Epping station - the whole of 2121 is covered.
When you book, we confirm the 2121 run the day before and give you an arrival time rather than a window. If we are already out at Eastwood or Cheltenham that morning, we will usually offer you the earlier slot.
The health case is mostly about allergens. Droppings and cast skins are a recognised asthma trigger, and in a Epping flat with a long-standing population that material works its way into carpet and soft furnishings.
Heat is an accelerator. Through a Epping summer the cycle from egg case to breeding adult runs weeks faster than it does in July, which is why a small problem noticed in spring is worth dealing with before Christmas.
Find the harbourage and the job is most of the way done. We look for the places that stay warm overnight and are never cleaned: appliance housings, the underside of drawers, cable entries and the back of the kickboard.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

At 12 to 15 mm and light brown with two dark stripes behind the head, this is the species we find living permanently indoors. Warmth, food and moisture are all it needs, and it reproduces faster than any other cockroach here.

Large and reddish-brown, up to about 4 cm. It lives in sewers, stormwater pits, grease traps and subfloors, and comes up through drains at night rather than breeding in the kitchen.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

Small and marked with pale bands. It is the one that does not want water, so it settles high and dry - behind pictures, inside electrical housings, in the top cupboards.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| A dozen small cockroaches on the bench in broad daylight, with dark specks in the cupboard corners | German cockroach, already a heavy infestation | The hinge of a cupboard door, behind the dishwasher and fridge, the kickboard void, inside appliances | Bait rotation and a growth regulator, applied into cracks and crevices right through the kitchen |
| Big cockroaches at night in the wet areas, never a crowd of them in the kitchen | American cockroach | Down in the pits and the subfloor, coming up through floor wastes with no water in them | We treat the pits and drain lines and the subfloor, then seal where the pipes come through |
| Large ones marked with yellow near the head, found in the garage or wandering in from the yard | Australian cockroach | Mulched beds, leaf litter, woodpiles, and the roof space above | Work outside: the perimeter, the roof void, and the harbourage in the garden itself |
| Small ones in a bedroom or living room - behind a picture, inside the TV cabinet - not near water | Brown-banded cockroach | Furniture and electrical gear that stays warm and dry | Baiting aimed at the living and sleeping rooms rather than the kitchen |
| A unit where the problem never quite ends, weeks after a DIY attempt | German cockroach spreading from a neighbouring lot | Shared risers and bin rooms, plus the cavities inside shared walls | A building-wide, coordinated treatment. See strata pest control |

The egg case - around 30 eggs, carried by the female until just before hatching - is shielded from anything applied to a surface. That is why the population reappears after a DIY attempt.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
A repellent product scatters rather than clears - deeper into the wall void, through to the unit next door - and leaves residue where food is prepared.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
We identify the build-up that is feeding them and tell you what to deal with first. The less competing food there is, the harder the bait works.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
Everything is recorded in writing. Still seeing heavy activity after a fortnight, or it returns inside the 6-month warranty on a general treatment? We return at no cost.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills the cockroach you can see | Does not reach egg cases or voids, and repels others deeper into walls |
| Bug bombs and foggers | Treats the exposed surfaces of a room in one go | Nothing reaches the hiding places, residue settles on food surfaces, and the colony scatters |
| Retail bait stations | Has a place when you have only seen one or two | Very little bait in each, and any crumbs or grease will out-compete it |
| Professional gel bait rotation | Eaten and shared in the hiding places; formulations can be rotated if cockroaches avoid one | Needs a clean kitchen and time to work, usually days to a couple of weeks |
| Insect growth regulator | Keeps nymphs from becoming breeding adults, so the egg-case cycle stops | It acts gradually, which is why it is always paired with a bait |
Ten minutes of preparation lets the bait reach more cockroaches.
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Keep the agent or building manager informed if it does not settle; cockroaches travel between flats. Our apartment pest control page covers the options for a whole block.
If you still see steady activity after two weeks, or cockroaches return within 6 months of a general treatment, call 1300 313 373 for a warranty re-treatment.
Council officers want records, not reassurance. For food premises around Epping we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
If your Epping neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
In older Epping buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
General treatments carry 6 months: a return within that window brings us back at no cost.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Epping and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 16 km north-west of the city here, and Epping is covered by the Ryde & the Northern District team.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets cockroaches travel from one property to the next, which is why your neighbour matters.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
We do. A lot of our Epping work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
For a standard Epping home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
We do. Epping and Eastwood, Cheltenham, Marsfield and North Epping are all on the same route, which helps if you own more than one property in the area.
