Cockroach Control in Grays Point 2232 — local technicians, fixed prices and a written report. A cockroach treatment starts from $89.
Real, verified feedback from people we've helped — straight from Google.
Where Grays Point sits, who covers it and what it costs.
If you are in Grays Point or anywhere else in 2232, you are in our Sutherland Shire patch, 24.1 km south-west of the CBD. We run Grays Point on a regular route, and same-day attendance is usually available.
A good share of our Grays Point work is in the streets around Swallow Rock Reserve and Grays Point Oval.
We work under the Sutherland Shire area here, and Gymea Bay, Kirrawee and Gymea are all on the same route, which matters when cockroach problems are moving between adjoining properties. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
The cockroach calls we take from Grays Point are mostly properties where the fence line matters as much as the kitchen. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
All of 2232 falls inside the area we service.
Bookings for 2232 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Gymea Bay and Kirrawee often share the same run, which is how earlier slots come up.
Worth knowing before you blame yourself: this species is almost always introduced. Flatten cardboard rather than storing it, and check any used appliance before it comes inside.
Cockroaches do not respect a lease boundary. In a Grays Point block they move through service risers, shared drains and the cavity between units, so treating one kitchen in a building with a problem is money spent on a holding pattern.
Cockroach numbers do not climb steadily, they jump. A single egg case hatching behind a Grays Point dishwasher puts forty juveniles into the room at once, and those reach breeding age in about ten weeks. Treating only what is visible resets nothing.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Light brown with two dark stripes behind the head, roughly 12 to 15 mm long. It lives indoors near warmth, food and moisture, and it is the species that breeds fastest inside a kitchen.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

Photo from an Elite job: German cockroach activity found during a Sydney inspection. Droppings, cast skins and egg cases in the harbourage tell us the species and how established it is.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| A dozen small cockroaches on the bench in broad daylight, with dark specks in the cupboard corners | German cockroach, already a heavy infestation | The hinge of a cupboard door, behind the dishwasher and fridge, the kickboard void, inside appliances | Bait rotation and a growth regulator, applied into cracks and crevices right through the kitchen |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Large ones marked with yellow near the head, found in the garage or wandering in from the yard | Australian cockroach | Mulched beds, leaf litter, woodpiles, and the roof space above | Work outside: the perimeter, the roof void, and the harbourage in the garden itself |
| Little banded cockroaches behind a picture frame or inside the TV unit, away from any water | Brown-banded cockroach | Dry warm spots in furniture and inside electrical gear | Targeted baiting in the rooms you live and sleep in, not the kitchen |
| A unit where the problem never quite ends, weeks after a DIY attempt | German cockroach spreading from a neighbouring lot | Shared risers and bin rooms, plus the cavities inside shared walls | A building-wide, coordinated treatment. See strata pest control |

One call to a licensed Sydney technician gets you honest advice and a fixed quote within 30 minutes.
A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
Step one is knowing which cockroach you have. Step two is finding where it shelters: torch and inspection mirror through hinges, appliance cavities, kickboards and wall voids.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
American and Australian cockroaches are treated at source: pits, floor wastes, subfloor and roof void. Treating the kitchen alone just handles the ones that already made it in.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Puts product across everything out in the open | Does not get into harbourage, coats your benchtops, and can split the colony up |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Where activity continues, raise it with your agent or strata manager, because they cross between lots. See apartment pest control for how a building-wide treatment runs.
Two weeks on and still seeing them regularly, or back inside 6 months of a general treatment? That is a warranty call - 1300 313 373.
For a Grays Point cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
A good share of our Grays Point work sits close to Swallow Rock Reserve, though the back streets and the Gymea Bay boundary are just as familiar.
Floor wastes, overflow pipes and the gap where a waste pipe passes through a cupboard base are all cockroach routes. A dry floor waste in a Grays Point laundry is an open door, and a cup of water down it once a week closes it.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
Single units through to commercial kitchens, with food premises worked outside trading hours.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Grays Point and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Grays Point is about 24.1 km south-west of the CBD in the Sutherland Shire, and we give you a firm arrival time rather than an all-day window.
The bush is a permanent reservoir. Treating inside does little here unless the boundary and the perimeter are dealt with, because re-entry is the real issue.
Homes with sub-floors and roof voids backing onto reserve - we inspect all three plus the boundary.
We do. A lot of our Grays Point work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
All of them. Grays Point sits alongside Gymea Bay, Kirrawee, Gymea and Yowie Bay in our coverage, and they are serviced on the same schedule.
