Where Lilli Pilli sits, who covers it and what it costs.
Lilli Pilli is part of the Sutherland Shire, 23.8 km or so south of the GPO, and 2229 is a postcode we know well. We run Lilli Pilli on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Turriell Bay Road Reserve and Boomerang Avenue Reserve in Lilli Pilli, and Maian Bar Beach is close enough to be on the same run.
This is the Sutherland Shire area, and our runs here also take in Port Hacking, Dolans Bay and Maianbar. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
Most Lilli Pilli bookings come in as homes on sloping blocks with a sub-floor and bush on the boundary. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Every part of 2229 is covered as standard.
Your appointment is confirmed the day before with a real arrival time. Because Port Hacking and Dolans Bay are covered on the same round, 2229 often has an earlier slot available.
The usual route into a Lilli Pilli home is carried, not crawled. Appliance deliveries, recycled cartons and second-hand white goods are the three we trace most often.
German cockroaches are small, light brown, and stay indoors near warmth and water. Australian and smoky-brown cockroaches are bigger, darker and come in from outside. In Lilli Pilli we see both, and they need completely different treatments - one is a kitchen job, the other is a perimeter job.
Find the harbourage and the job is most of the way done. We look for the places that stay warm overnight and are never cleaned: appliance housings, the underside of drawers, cable entries and the back of the kickboard.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

An Elite inspection photo showing German cockroach activity in Sydney. What we look for is the evidence - droppings, cast skins, egg cases - because it identifies the species and how long it has been there.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Cockroaches barely 15 mm out in the open by day, with dark pepper-like specks where cupboards meet | German cockroach, and an established one | Inside hinges, appliance cavities, the kickboard void, the housings of the appliances themselves | Gel baits rotated through the job, a growth regulator, and crack-and-crevice application indoors |
| A single big one after dark by the laundry tub, the bathroom or a floor drain | American cockroach | Stormwater and sewer pits, the space under the floor, floor wastes that have dried out | Treating the pits and drains, the subfloor, and sealing the gaps where pipes pass through |
| Large cockroaches with yellow edging, seen in the garage or coming in from the garden | Australian cockroach | Mulch, leaf litter, woodpiles, roof void | External perimeter, roof void dusting, garden harbourage |
| Small cockroaches in bedrooms, in the TV unit or behind frames, away from the kitchen | Brown-banded cockroach | Warm, dry furniture and electrical appliances | Targeted baiting in living and sleeping areas |
| Cockroaches in a unit that keep returning weeks after your own treatment | German cockroach moving between units | Shared service risers, bin rooms and wall cavities | A coordinated building treatment. See strata pest control |

A German cockroach egg case holds about 30 eggs and travels with the female until hatching is close. Kill the adults you can see and the next generation still arrives.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
A repellent product scatters rather than clears - deeper into the wall void, through to the unit next door - and leaves residue where food is prepared.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
Professional gel goes down as small dots inside the cracks they already use. A cockroach feeds, goes home, and the product moves through the rest of the colony from there.
A growth regulator shuts down the next generation, and dust goes into the voids and cavities where gel simply cannot be placed.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Covers open surfaces in a room | Misses harbourage, leaves residue on benches, and can scatter the colony |
| Retail bait stations | A sensible first try on a light problem | Bait volume is too low for a colony, and competing food beats it |
| Professional gel bait rotation | Eaten in the hiding place and passed between cockroaches; formulations rotate if one is avoided | Depends on a clean kitchen, and the result comes over days to a fortnight |
| Insect growth regulator | Blocks nymphs from maturing into breeders and shuts the egg-case cycle down | Takes time to show, so it is always applied together with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.
Through the second week activity should fall away. Leave the bait in place in hinges and cracks, and resist spraying anything over it, which puts cockroaches off feeding.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
Where Lilli Pilli housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
Floor wastes, overflow pipes and the gap where a waste pipe passes through a cupboard base are all cockroach routes. A dry floor waste in a Lilli Pilli laundry is an open door, and a cup of water down it once a week closes it.
Sydney does not give cockroaches an off-season. Around Lilli Pilli the warm, humid stretch from October through March drives breeding hardest, but a heated Sutherland Shire home keeps a kitchen population going through winter without pause.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
Single units through to commercial kitchens, with food premises worked outside trading hours.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

Same-day attendance is usually available. Our Sutherland Shire technicians cover Lilli Pilli daily, and you get a confirmed arrival time when you book.
Undisturbed ground, leaf litter and fallen timber right to the boundary mean cockroaches are always established next to the house. Re-entry, not eradication, is what we are managing here.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
We do all of those. A good share of the Lilli Pilli jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Allow one to two hours for a typical Lilli Pilli property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
We do. Lilli Pilli and Port Hacking, Dolans Bay, Maianbar and Caringbah South are all on the same route, which helps if you own more than one property in the area.
