What we cover in Maianbar, and how quickly we can get there.
Maianbar is part of the Sutherland Shire, 24.3 km or so south of the GPO, and 2230 is a postcode we know well. We run Maianbar on a regular route, and same-day attendance is usually available.
If you are near Maian Bar Beach, Maris Park or Kara Karook Street Reserve, that is ground we cover constantly - it is the busiest part of Maianbar for us.
The suburb sits in the Sutherland Shire area. Port Hacking, Burraneer and Lilli Pilli are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
The cockroach calls we take from Maianbar are mostly properties where the fence line matters as much as the kitchen. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
The whole of 2230 is on our regular run.
When you book, we confirm the 2230 run the day before and give you an arrival time rather than a window. If we are already out at Port Hacking or Burraneer that morning, we will usually offer you the earlier slot.
The whole job is finding where they shelter. We go looking for what stays warm overnight and never gets wiped: inside appliance housings, under drawer bases, around cable entries, behind the kickboard in a Maianbar kitchen.
Cockroaches avoid light, so seeing one in daylight is not a chance encounter - it usually means the harbourage is crowded enough to push individuals out into the open. A daytime sighting in a Maianbar kitchen is a sign of scale, not bad luck.
Remove the water and you remove most of the harbourage value. We point out the damp spots in a Maianbar kitchen for that reason, not as a criticism of the cleaning.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Small, 12 to 15 mm, light brown, marked with two dark stripes behind the head. This is the indoor breeder: it wants warmth, food and damp, and a kitchen supplies all three.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

Similar in size to the American cockroach, told apart by the yellow margins at the head and wing edges. An outdoor species - gardens, mulch, the subfloor - that makes its way in.

A small banded cockroach that favours warmth and dryness rather than moisture. Look for it high up: behind frames, inside electrical enclosures and in cupboards well away from the sink.

Photo from an Elite job: German cockroach activity found during a Sydney inspection. Droppings, cast skins and egg cases in the harbourage tell us the species and how established it is.

From a commercial kitchen we service: cockroach harbourage inside the machinery. Hollow legs, door seals and motor housings keep their heat overnight and are almost never cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches moving about in daylight, and droppings like ground pepper along shelf edges | German cockroach, well established by the time they show in the day | Door hinges, the voids behind white goods, the kickboard space, the inside of appliances | Indoor work: bait rotation, a growth regulator, and placement into every crack and crevice |
| One or two large cockroaches at night near the laundry, bathroom or floor waste | American cockroach | Sewer and stormwater pits, subfloor, dry floor-waste traps | Drain and pit treatment, subfloor, sealing gaps around pipes |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Small cockroaches in bedrooms, in the TV unit or behind frames, away from the kitchen | Brown-banded cockroach | Warm, dry furniture and electrical appliances | Targeted baiting in living and sleeping areas |
| A unit that goes quiet for a couple of weeks and then has cockroaches again | German cockroach coming through from another lot | The risers, bin room and wall cavities the units have in common | A treatment coordinated across the building. See strata pest control |

The egg case - around 30 eggs, carried by the female until just before hatching - is shielded from anything applied to a surface. That is why the population reappears after a DIY attempt.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
Cockroach droppings, saliva and cast skins are recognised triggers for allergies and asthma, so a lingering infestation is a health issue as well as a nuisance.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
Professional gel goes down as small dots inside the cracks they already use. A cockroach feeds, goes home, and the product moves through the rest of the colony from there.
A growth regulator shuts down the next generation, and dust goes into the voids and cavities where gel simply cannot be placed.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
We leave you a written record of the job. If it is still heavy at two weeks, or comes back inside the 6 months a general treatment carries, we return at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Quick on a cockroach you can actually reach | No effect on egg cases or harbourage, and it pushes the others deeper into cavities |
| Bug bombs and foggers | Puts product across everything out in the open | Does not get into harbourage, coats your benchtops, and can split the colony up |
| Retail bait stations | Fine as a first step on a small problem | Not enough bait to matter, and any food left about is more attractive |
| Professional gel bait rotation | Fed on where they shelter and passed between them, with formulations rotated as needed | Only works once competing food is gone, and takes days to a couple of weeks |
| Insect growth regulator | Stops nymphs maturing into breeding adults, which breaks the egg-case cycle | Works slowly, so it is always paired with bait |
Ten minutes of preparation lets the bait reach more cockroaches.

You should see a steady decline. Leave the gel where we put it in hinges and cracks, and keep your own insecticide away from it, or they will refuse to feed.
Still seeing them? Tell the agent or building manager, since the source is often a neighbouring lot. Apartment pest control explains what a building-wide job involves.
Ring 1300 313 373 for a warranty re-treatment if steady activity continues past two weeks, or if cockroaches return within 6 months of a general treatment.
In older Maianbar buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
Where Maianbar housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
The pattern we see across Maianbar and the wider Sutherland Shire is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
From single apartments to commercial kitchens serviced outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in Maianbar 2230. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Sutherland Shire technicians cover Maianbar daily, and you get a confirmed arrival time when you book.
The reserve next door is a permanent population you cannot treat. All that is in question is how easily cockroaches cross from it into the building, which is a perimeter problem.
Houses on larger, often sloping blocks with bush on at least one boundary, so the perimeter and the fence line are central to the job.
We do. A lot of our Maianbar work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
Yes. As well as Maianbar we cover Port Hacking, Burraneer, Lilli Pilli and Dolans Bay on the same runs, so a job that crosses a boundary can be handled in one visit.
