Days 1 to 3
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.

Where Lugarno sits, who covers it and what it costs.
If you are in Lugarno or anywhere else in 2210, you are in our St George & Bayside patch, 20 km south-west of the CBD. We run Lugarno on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Illawong Village Shopping Centre and Hurstville Golf Course in Lugarno, and Polar Place Reserve is close enough to be on the same run.
We work under the Georges River and Bayside area here, and Peakhurst Heights, Alfords Point and Peakhurst are all on the same route, which matters when cockroach problems are moving between adjoining properties. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
What we see in Lugarno is apartments where the problem is really in the building rather than the flat. Describing it accurately when you book saves a second visit.
Beyond that we cover the rest of 2210, including the streets around Beauty Point Reserve.
Bookings for 2210 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Peakhurst Heights and Alfords Point often share the same run, which is how earlier slots come up.
In older Lugarno buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
The usual route into a Lugarno home is carried, not crawled. Appliance deliveries, recycled cartons and second-hand white goods are the three we trace most often.
Remove the water and you remove most of the harbourage value. We point out the damp spots in a Lugarno kitchen for that reason, not as a criticism of the cleaning.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

The big reddish-brown one, reaching around 4 cm. Its home is the drain line, the grease trap, the stormwater pit or the subfloor - it visits the kitchen, it does not live there.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches in the kitchen during the day, plus pepper-like droppings in cupboard corners | German cockroach, usually a heavy infestation | Hinges, dishwasher and fridge cavities, behind the kickboards, inside appliances | Gel bait rotation, growth regulator and crack-and-crevice treatment inside |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Sizeable cockroaches with pale edging that appear in the garage or at a back door | Australian cockroach | Leaf litter and mulch, stacked timber, and the roof cavity | Treating the perimeter, dusting the roof void, and reducing harbourage in the garden |
| Small cockroaches turning up in bedrooms and living rooms, never around the sink | Brown-banded cockroach | Warm dry furniture, and the inside of electrical appliances | Bait placed through the living and sleeping areas where they actually are |
| A unit that goes quiet for a couple of weeks and then has cockroaches again | German cockroach coming through from another lot | The risers, bin room and wall cavities the units have in common | A treatment coordinated across the building. See strata pest control |

Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
Multiply several egg cases per female by nymphs that mature in a few warm weeks and you have the reason a minor sighting turns into an infestation.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
Step one is knowing which cockroach you have. Step two is finding where it shelters: torch and inspection mirror through hinges, appliance cavities, kickboards and wall voids.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
A growth regulator shuts down the next generation, and dust goes into the voids and cavities where gel simply cannot be placed.
American and Australian cockroaches are treated at source: pits, floor wastes, subfloor and roof void. Treating the kitchen alone just handles the ones that already made it in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Covers a whole room's open surfaces at once | Harbourage is untouched, benches end up with residue, and the population spreads out |
| Retail bait stations | Has a place when you have only seen one or two | Very little bait in each, and any crumbs or grease will out-compete it |
| Professional gel bait rotation | Eaten in the hiding place and passed between cockroaches; formulations rotate if one is avoided | Depends on a clean kitchen, and the result comes over days to a fortnight |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Still seeing them? Tell the agent or building manager, since the source is often a neighbouring lot. Apartment pest control explains what a building-wide job involves.
Ring 1300 313 373 for a warranty re-treatment if steady activity continues past two weeks, or if cockroaches return within 6 months of a general treatment.
Cockroaches do not respect a lease boundary. In a Lugarno block they move through service risers, shared drains and the cavity between units, so treating one kitchen in a building with a problem is money spent on a holding pattern.
We are around Beauty Point Reserve and the streets behind it most weeks, and we cover every address in 2210, not just the main roads.
Council officers want records, not reassurance. For food premises around Lugarno we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
General treatments carry 6 months: a return within that window brings us back at no cost.
