Where Alfords Point sits, who covers it and what it costs.
Alfords Point is part of the Sutherland Shire, 21.6 km or so south-west of the GPO, and 2234 is a postcode we know well. We run Alfords Point on a regular route, and same-day attendance is usually available.
A good share of our Alfords Point work is in the streets around Casuarina Oval and Georges River National Park.
Sutherland Shire is the council area for Alfords Point, and we treat Lugarno, Peakhurst Heights and Menai on the same schedule. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
What we see in Alfords Point is homes on sloping blocks with a sub-floor and bush on the boundary. Describing it accurately when you book saves a second visit.
Every part of 2234 is covered as standard.
Bookings for 2234 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Lugarno and Peakhurst Heights often share the same run, which is how earlier slots come up.
Think of it as two populations: the adults you see, and the eggs you do not. Clear the first in a Alfords Point kitchen and the second hatches on schedule about ten weeks later, which is why one-off treatments never hold.
Almost none of the colony is out where you can see it. They are packed into the warm humid gaps - the kickboard void, the dishwasher housing, under the fridge motor, inside a cupboard hinge - so a Alfords Point job that treats surfaces has missed the point.
Cockroach calls climb from October and peak through February, because warmth shortens the time a nymph needs to reach breeding age. The same population that was manageable in a Alfords Point kitchen in winter can double over a hot month.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Large and reddish-brown, up to about 4 cm. It lives in sewers, stormwater pits, grease traps and subfloors, and comes up through drains at night rather than breeding in the kitchen.

Similar in size to the American cockroach, told apart by the yellow margins at the head and wing edges. An outdoor species - gardens, mulch, the subfloor - that makes its way in.

Small and marked with pale bands. It is the one that does not want water, so it settles high and dry - behind pictures, inside electrical housings, in the top cupboards.

One of our Sydney inspections, showing German cockroach activity. The harbourage itself tells the story: droppings, cast skins and egg cases give us both the species and the scale.

Photo from an Elite job: cockroach harbourage inside commercial kitchen equipment. Motor housings, door seals and hollow legs stay warm overnight and are rarely cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches in the kitchen during the day, plus pepper-like droppings in cupboard corners | German cockroach, usually a heavy infestation | Hinges, dishwasher and fridge cavities, behind the kickboards, inside appliances | Gel bait rotation, growth regulator and crack-and-crevice treatment inside |
| The occasional large cockroach at night in a wet area rather than a group in the kitchen | American cockroach | Pits, the subfloor, and floor wastes that are no longer holding water | Drain and pit treatment plus subfloor work, with pipe gaps sealed afterwards |
| Large cockroaches edged in pale yellow, around the garage or just inside a back door | Australian cockroach | Mulch and leaf litter, woodpiles, and up in the roof void | Perimeter work outside, a dusting of the roof void, and clearing the garden harbourage |
| Little cockroaches well away from the kitchen: bedrooms, the TV unit, behind wall hangings | Brown-banded cockroach | Warm dry spots in furniture and inside appliances | Bait placed where they actually are, in the living and sleeping areas |
| A flat that clears for a fortnight and then has cockroaches again | German cockroach moving through the building | Shared risers, the bin room, and cavities running between walls | A coordinated treatment across the block. See strata pest control |

A German cockroach egg case holds about 30 eggs and travels with the female until hatching is close. Kill the adults you can see and the next generation still arrives.
Multiply several egg cases per female by nymphs that mature in a few warm weeks and you have the reason a minor sighting turns into an infestation.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
What they leave behind matters: droppings, saliva and cast skins are known asthma and allergy triggers, so this is a health question as much as a comfort one.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
Where build-up is feeding them, you will get a short list of what to clean and the order to do it in - bait has to out-compete everything else available.
Professional gel goes down as small dots inside the cracks they already use. A cockroach feeds, goes home, and the product moves through the rest of the colony from there.
Two products with different jobs: the growth regulator stops nymphs maturing, and dust carries the treatment into voids and cavities beyond the reach of gel.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Effective on the one you are aiming at | Leaves egg cases and wall voids untouched, and scatters the rest further in |
| Bug bombs and foggers | Gets product onto every open surface at once | Harbourage is missed, benches end up with residue, and the colony splits up |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Taken back into the harbourage and passed on; we can change formulation if they go off one | Wants a clean kitchen behind it, and takes days to a fortnight rather than minutes |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
Where activity continues, raise it with your agent or strata manager, because they cross between lots. See apartment pest control for how a building-wide treatment runs.

Sydney does not give cockroaches an off-season. Around Alfords Point the warm, humid stretch from October through March drives breeding hardest, but a heated Sutherland Shire home keeps a kitchen population going through winter without pause.
Floor wastes, overflow pipes and the gap where a waste pipe passes through a cupboard base are all cockroach routes. A dry floor waste in a Alfords Point laundry is an open door, and a cup of water down it once a week closes it.
A cockroach sighting in a Alfords Point food business is a compliance problem before it is a pest problem. The program we run is built so the paperwork exists before anyone asks for it.
What we use depends on what you have: baits and growth regulators for German cockroaches, pit and subfloor treatment for the drain species.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
We cover everything from one apartment to a full commercial kitchen, scheduled around your trading hours.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Properties on a bush edge get re-supplied continuously. That is why our work in Alfords Point is as much about the fence line and the perimeter as the inside of the house.
Houses on larger, often sloping blocks with bush on at least one boundary, so the perimeter and the fence line are central to the job.
We do all of those. A good share of the Alfords Point jobs we run are tenanted or strata properties, so the written record comes as standard.
