Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.

What we cover in Oatlands, and how quickly we can get there.
Our Greater Parramatta & Cumberland technicians cover Oatlands and the rest of 2117 as a matter of course - it is only about 18.7 km north-west of the city. We run Oatlands on a regular route, and same-day attendance is usually available.
If you are near Walter Brown Park, Collett Park or Rangihou Reserve, that is ground we cover constantly - it is the busiest part of Oatlands for us.
We work under the City of Parramatta and Cumberland area here, and Telopea, Dundas and Kingsdene are all on the same route, which matters when cockroach problems are moving between adjoining properties. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Around Oatlands the pattern is fairly consistent: older semis with a paved rear courtyard and a sub-floor that no longer dries out. Tell us which it is on the phone and we will come prepared for it.
Beyond that we are regularly around Stewart Street Reserve, and out as far as Dundas station. If you are anywhere in 2117, you are inside the area we run.
When you book, we confirm the 2117 run the day before and give you an arrival time rather than a window. If we are already out at Telopea or Dundas that morning, we will usually offer you the earlier slot.
A cockroach can last weeks on almost nothing to eat but only days without water. That is why perfectly clean Oatlands kitchens still get them: a dripping tap, a sweating pipe or a damp dishwasher seal is enough.
Cockroaches do not respect a lease boundary. In a Oatlands block they move through service risers, shared drains and the cavity between units, so treating one kitchen in a building with a problem is money spent on a holding pattern.
The usual route into a Oatlands home is carried, not crawled. Appliance deliveries, recycled cartons and second-hand white goods are the three we trace most often.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Large and reddish-brown, up to about 4 cm. It lives in sewers, stormwater pits, grease traps and subfloors, and comes up through drains at night rather than breeding in the kitchen.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

Small and marked with pale bands. It is the one that does not want water, so it settles high and dry - behind pictures, inside electrical housings, in the top cupboards.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| A dozen small cockroaches on the bench in broad daylight, with dark specks in the cupboard corners | German cockroach, already a heavy infestation | The hinge of a cupboard door, behind the dishwasher and fridge, the kickboard void, inside appliances | Bait rotation and a growth regulator, applied into cracks and crevices right through the kitchen |
| One or two large cockroaches at night near the laundry, bathroom or floor waste | American cockroach | Sewer and stormwater pits, subfloor, dry floor-waste traps | Drain and pit treatment, subfloor, sealing gaps around pipes |
| Large ones marked with yellow near the head, found in the garage or wandering in from the yard | Australian cockroach | Mulched beds, leaf litter, woodpiles, and the roof space above | Work outside: the perimeter, the roof void, and the harbourage in the garden itself |
| Small cockroaches found upstairs or in bedrooms rather than around the sink | Brown-banded cockroach | Dry, warm furniture and the inside of electrical appliances | Targeted bait placement through living and sleeping spaces |
| Cockroaches that always come back to the flat no matter how well you treat your own kitchen | German cockroach moving around the block | Shared service risers, the bin room, and cavities inside the party walls | Treating the whole building together. See strata pest control |

Each German cockroach egg case carries roughly 30 eggs and stays with the female almost until they hatch. Surface sprays never reach it, so the following generation arrives regardless.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
Foggers and retail sprays drive the population further into cavities and across into neighbouring units, while leaving residue on the surfaces you cook on.
The allergen load - droppings, saliva, cast skins - is a recognised trigger for asthma and allergies, which is why clearing an infestation properly matters beyond the nuisance.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills the cockroach you can see | Does not reach egg cases or voids, and repels others deeper into walls |
| Bug bombs and foggers | Easy coverage of the exposed parts of a room | Never reaches the hiding places, leaves residue where you cook, and scatters them |
| Retail bait stations | Useful for a light problem | Low bait volume, and easily out-competed by crumbs and grease |
| Professional gel bait rotation | Carried home and shared where they shelter; if they start refusing one gel we rotate to another | Requires a clean kitchen and patience - days to a couple of weeks, not overnight |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.

For a Oatlands cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
If cockroaches keep appearing in a Oatlands bathroom rather than the kitchen, the drain is the first thing we check. They travel the pipework between units and come up wherever the seal has dried out.
Humidity is the driver. In the Greater Parramatta & Cumberland the summer months bring the fastest breeding, and the mild winters mean a population indoors never really slows - it just gets quieter.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.
Single units through to commercial kitchens, with food premises worked outside trading hours.

Same-day attendance is usually available. Oatlands sits roughly 18.7 km north-west of the CBD, inside our Greater Parramatta & Cumberland run, so we book a time and keep to it.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, cockroaches are a street-level problem rather than a house-level one.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
We do all of those. A good share of the Oatlands jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most cockroach control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
Yes - we work right across the City of Parramatta and Cumberland area, which takes in Oatlands and the suburbs around it.
