Days 1 to 3
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.

If you are in Palm Beach or anywhere else in 2108, you are in our Northern Beaches patch, 31.5 km north of the CBD. We cover Palm Beach on scheduled runs through the Northern Beaches, and we will give you a firm time rather than a window.
Our Palm Beach work takes in the streets by Sandy Beach and Wiltshire Park, through to McKay Reserve at the other end.
This is the Northern Beaches area, and our runs here also take in Whale Beach, Avalon Beach and Clareville. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
The bulk of our Palm Beach work is ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Every part of 2108 is covered as standard.
We confirm your slot the day before and arrive at a stated time. Whale Beach and Avalon Beach sit on the same run, so earlier appointments in 2108 come up regularly.
Almost none of the colony is out where you can see it. They are packed into the warm humid gaps - the kickboard void, the dishwasher housing, under the fridge motor, inside a cupboard hinge - so a Palm Beach job that treats surfaces has missed the point.
A cockroach can last weeks on almost nothing to eat but only days without water. That is why perfectly clean Palm Beach kitchens still get them: a dripping tap, a sweating pipe or a damp dishwasher seal is enough.
Heat is an accelerator. Through a Palm Beach summer the cycle from egg case to breeding adult runs weeks faster than it does in July, which is why a small problem noticed in spring is worth dealing with before Christmas.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

The big reddish-brown one, reaching around 4 cm. Its home is the drain line, the grease trap, the stormwater pit or the subfloor - it visits the kitchen, it does not live there.

Similar in size to the American cockroach, told apart by the yellow margins at the head and wing edges. An outdoor species - gardens, mulch, the subfloor - that makes its way in.

Small and marked with pale bands. It is the one that does not want water, so it settles high and dry - behind pictures, inside electrical housings, in the top cupboards.

Photo from an Elite job: German cockroach activity found during a Sydney inspection. Droppings, cast skins and egg cases in the harbourage tell us the species and how established it is.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| A single big one after dark by the laundry tub, the bathroom or a floor drain | American cockroach | Stormwater and sewer pits, the space under the floor, floor wastes that have dried out | Treating the pits and drains, the subfloor, and sealing the gaps where pipes pass through |
| Big cockroaches with pale yellow margins, usually in the garage or arriving from outside | Australian cockroach | Garden mulch, leaf litter, stacked firewood and the roof cavity | Perimeter treatment outside, dusting the roof void, and dealing with garden harbourage |
| Small cockroaches turning up in bedrooms and living rooms, never around the sink | Brown-banded cockroach | Warm dry furniture, and the inside of electrical appliances | Bait placed through the living and sleeping areas where they actually are |
| Cockroaches returning to a unit however often you treat your own kitchen | German cockroach crossing between units | Common service risers, bin rooms, and the wall cavities that link lots | Treatment coordinated building-wide. See strata pest control |

Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
Cockroach droppings, saliva and cast skins are recognised triggers for allergies and asthma, so a lingering infestation is a health issue as well as a nuisance.
What the technician does on the day, in the order it happens.
Step one is knowing which cockroach you have. Step two is finding where it shelters: torch and inspection mirror through hinges, appliance cavities, kickboards and wall voids.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
American and Australian cockroaches are treated at source: pits, floor wastes, subfloor and roof void. Treating the kitchen alone just handles the ones that already made it in.
Everything is recorded in writing. Still seeing heavy activity after a fortnight, or it returns inside the 6-month warranty on a general treatment? We return at no cost.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills the cockroach you can see | Does not reach egg cases or voids, and repels others deeper into walls |
| Bug bombs and foggers | Gets product onto every open surface at once | Harbourage is missed, benches end up with residue, and the colony splits up |
| Retail bait stations | Useful for a light problem | Low bait volume, and easily out-competed by crumbs and grease |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.
Through the second week activity should fall away. Leave the bait in place in hinges and cracks, and resist spraying anything over it, which puts cockroaches off feeding.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Two weeks on and still seeing them regularly, or back inside 6 months of a general treatment? That is a warranty call - 1300 313 373.
From McKay Reserve through to the Whale Beach side of Palm Beach, it is all one service area for us - same price, same response time.
Where Palm Beach housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
For a Palm Beach cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
The species sets the method - gel and growth regulator indoors for German cockroaches, pits and subfloor for the drain dwellers.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
General treatments carry 6 months: a return within that window brings us back at no cost.

Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Palm Beach house suit cockroaches nearly all year.
Units close to the water, houses further back, and sub-floors that hold moisture in both.

Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
