Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

What we cover in Sandringham, and how quickly we can get there.
We treat cockroaches right across 2219. Sandringham is roughly 15.8 km south-west of the city, which puts it well inside the St George & Bayside run our technicians work. We run Sandringham on a regular route, and same-day attendance is usually available.
A good share of our Sandringham work is in the streets around Aqua Flora Park and Beverley Park Golf Club.
Georges River and Bayside is the council area for Sandringham, and we treat Dolls Point, Sans Souci and Ramsgate on the same schedule. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
The cockroach calls we take from Sandringham are mostly apartments where the problem is really in the building rather than the flat. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Every part of 2219 is covered as standard.
There is a particular smell to a bad one - stale and slightly greasy, strongest when you open a cupboard that has been shut. If you can smell it in a Sandringham kitchen, the population is well past a few.
They do not bite. What they do is walk through a drain and then over the surface you cut food on, which is a contamination problem - and the reason we treat the pipework and the harbourage, not just the floor.
One German cockroach egg case holds about forty young, and a female carries it until days before they hatch. That is why a kitchen in Sandringham can look clear for a fortnight and then be worse than when you started. Kill the adults you can see and you have removed maybe a tenth of what is living behind the kickboards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

The small indoor one - about 12 to 15 mm, light brown, with a pair of dark bands just behind the head. It stays close to warmth and water, which is why kitchens and bathrooms are where it establishes.

The big reddish-brown one, reaching around 4 cm. Its home is the drain line, the grease trap, the stormwater pit or the subfloor - it visits the kitchen, it does not live there.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Little ones out on the bench while the lights are on, with gritty black specks in cupboard corners | German cockroach - daytime activity means a large population | Cupboard hinges, the warm cavities behind the dishwasher and fridge, under kickboards, inside appliance housings | Rotated gel baits, an insect growth regulator, and product worked into cracks and crevices |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Large ones marked with yellow near the head, found in the garage or wandering in from the yard | Australian cockroach | Mulched beds, leaf litter, woodpiles, and the roof space above | Work outside: the perimeter, the roof void, and the harbourage in the garden itself |
| Little banded cockroaches behind a picture frame or inside the TV unit, away from any water | Brown-banded cockroach | Dry warm spots in furniture and inside electrical gear | Targeted baiting in the rooms you live and sleep in, not the kitchen |
| Cockroaches returning to a unit however often you treat your own kitchen | German cockroach crossing between units | Common service risers, bin rooms, and the wall cavities that link lots | Treatment coordinated building-wide. See strata pest control |

A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Treats the exposed surfaces of a room in one go | Nothing reaches the hiding places, residue settles on food surfaces, and the colony scatters |
| Retail bait stations | Fine as a first step on a small problem | Not enough bait to matter, and any food left about is more attractive |
| Professional gel bait rotation | Eaten in the hiding place and passed between cockroaches; formulations rotate if one is avoided | Depends on a clean kitchen, and the result comes over days to a fortnight |
| Insect growth regulator | Blocks nymphs from maturing into breeders and shuts the egg-case cycle down | Takes time to show, so it is always applied together with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Steady activity at the two-week mark, or a return inside 6 months of a general treatment, means a warranty re-treatment - ring 1300 313 373.
Council officers want records, not reassurance. For food premises around Sandringham we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
A good share of our Sandringham work sits close to Beverley Park Golf Club, though the back streets and the Dolls Point boundary are just as familiar.
Where Sandringham housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
One flat or a whole commercial kitchen - food premises are done outside trading hours.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Get a Free QuoteA cockroach treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Sandringham. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 15.8 km south-west of the city here, and Sandringham is covered by the St George & Bayside team.
Humidity close to the coast does not fall away in winter the way it does inland, so cockroaches here get a longer active season than they would further west.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
We do all of those. A good share of the Sandringham jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Sandringham we cover Dolls Point, Sans Souci, Ramsgate and Ramsgate Beach on the same runs, so a job that crosses a boundary can be handled in one visit.
