Days 1 to 3
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.

Where Sans Souci sits, who covers it and what it costs.
If you are in Sans Souci or anywhere else in 2219, you are in our St George & Bayside patch, 14.8 km south-west of the CBD. We run Sans Souci on a regular route, and same-day attendance is usually available.
A good share of our Sans Souci work is in the streets around Noel Seiffert Reserve and Beverley Park Golf Club.
Sans Souci is in the Georges River and Bayside area, and we cover Dolls Point, Ramsgate and Sandringham on the same runs - handy if you own more than one property or your cockroach problem has come from next door. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
What we see in Sans Souci is apartments where the problem is really in the building rather than the flat. Describing it accurately when you book saves a second visit.
All of 2219 falls inside the area we service.
Bookings for 2219 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Dolls Point and Ramsgate often share the same run, which is how earlier slots come up.
They need three things: warmth, damp and somewhere tight to wedge into. In a Sans Souci kitchen that describes the back of the fridge, the cavity behind the splashback and the joint where the bench meets the wall, and that is exactly where product has to go.
They are active all year indoors - a heated kitchen never really has a winter - but the rate of increase is seasonal. Treating in the cooler months means working against a slower population.
Where Sans Souci housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Small, 12 to 15 mm, light brown, marked with two dark stripes behind the head. This is the indoor breeder: it wants warmth, food and damp, and a kitchen supplies all three.

The big reddish-brown one, reaching around 4 cm. Its home is the drain line, the grease trap, the stormwater pit or the subfloor - it visits the kitchen, it does not live there.

As big as the American but marked with pale yellow along the edge of the wings and behind the head. The name misleads: this one lives outside in mulch and garden beds and only comes indoors to look about.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

Photo from an Elite job: cockroach harbourage inside commercial kitchen equipment. Motor housings, door seals and hollow legs stay warm overnight and are rarely cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| Big cockroaches seen after dark near a floor waste, the bathroom or the laundry | American cockroach | Sewer and stormwater pits and the subfloor - plus dried-out waste traps as the way in | We treat the pits, the drain lines and the subfloor, then seal around the pipework |
| Big cockroaches with pale yellow margins, usually in the garage or arriving from outside | Australian cockroach | Garden mulch, leaf litter, stacked firewood and the roof cavity | Perimeter treatment outside, dusting the roof void, and dealing with garden harbourage |
| Small ones in a bedroom or living room - behind a picture, inside the TV cabinet - not near water | Brown-banded cockroach | Furniture and electrical gear that stays warm and dry | Baiting aimed at the living and sleeping rooms rather than the kitchen |
| An apartment where they come back a few weeks after you treated it yourself | German cockroach travelling between lots | The service risers, the bin room and the wall cavities the units share | Treating the building as one job. See strata pest control |

A German cockroach egg case holds about 30 eggs and travels with the female until hatching is close. Kill the adults you can see and the next generation still arrives.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
Rather than spray, we put small amounts of gel exactly where they travel. They eat and return to shelter, and that is how the treatment reaches the ones you never see.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills on contact, so the visible one goes | Cannot reach an egg case or a void, and repels the remainder into the walls |
| Bug bombs and foggers | Reaches open floor and bench area without effort | Misses the harbourage entirely, leaves residue where you prepare food, and disperses them |
| Retail bait stations | A sensible first try on a light problem | Bait volume is too low for a colony, and competing food beats it |
| Professional gel bait rotation | Fed on where they shelter and passed between them, with formulations rotated as needed | Only works once competing food is gone, and takes days to a couple of weeks |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Still seeing them? Tell the agent or building manager, since the source is often a neighbouring lot. Apartment pest control explains what a building-wide job involves.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
We are around Beverley Park Golf Club and the streets behind it most weeks, and we cover every address in 2219, not just the main roads.
A cockroach sighting in a Sans Souci food business is a compliance problem before it is a pest problem. The program we run is built so the paperwork exists before anyone asks for it.
In older Sans Souci buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Gel baits in cracks and hinges, not blanket spraying across benches where you prepare food.
Single units through to commercial kitchens, with food premises worked outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep cockroaches going.
