Local technicians, fixed prices and a written report for every job in Sylvania.
We treat cockroaches right across 2224. Sylvania is roughly 18.2 km south-west of the city, which puts it well inside the Sutherland Shire run our technicians work. We run Sylvania on a regular route, and same-day attendance is usually available.
Our Sylvania work takes in the streets by Westfield Miranda and Southgate Shopping Centre, through to Dover Park (West) at the other end.
We work under the Sutherland Shire area here, and Kangaroo Point, Sylvania Waters and Taren Point are all on the same route, which matters when cockroach problems are moving between adjoining properties. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
What we see in Sylvania is properties where the fence line matters as much as the kitchen. Describing it accurately when you book saves a second visit.
Beyond that we are regularly around Dover Park, and out as far as Venetia Street Reserve. If you are anywhere in 2224, you are inside the area we run.
We confirm your slot the day before and arrive at a stated time. Kangaroo Point and Sylvania Waters sit on the same run, so earlier appointments in 2224 come up regularly.
One German cockroach egg case holds about forty young, and a female carries it until days before they hatch. That is why a kitchen in Sylvania can look clear for a fortnight and then be worse than when you started. Kill the adults you can see and you have removed maybe a tenth of what is living behind the kickboards.
German cockroaches are small, light brown, and stay indoors near warmth and water. Australian and smoky-brown cockroaches are bigger, darker and come in from outside. In Sylvania we see both, and they need completely different treatments - one is a kitchen job, the other is a perimeter job.
Cockroaches avoid light, so seeing one in daylight is not a chance encounter - it usually means the harbourage is crowded enough to push individuals out into the open. A daytime sighting in a Sylvania kitchen is a sign of scale, not bad luck.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Light brown with two dark stripes behind the head, roughly 12 to 15 mm long. It lives indoors near warmth, food and moisture, and it is the species that breeds fastest inside a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches you can see without a torch, plus droppings like coarse pepper on cupboard edges | German cockroach - daytime sightings mean a lot of them | Hinges, the cavity behind the fridge, under the kickboards, in the housings of the appliances | Gel bait rotated through the job, a growth regulator, and crack-and-crevice work indoors |
| A large cockroach or two after dark, always near a drain, the laundry or the bathroom | American cockroach | The sewer and stormwater pits, the subfloor, and floor-waste traps that have dried out | Pit and drain treatment, the subfloor, and sealing the gaps around pipe penetrations |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Little banded cockroaches behind a picture frame or inside the TV unit, away from any water | Brown-banded cockroach | Dry warm spots in furniture and inside electrical gear | Targeted baiting in the rooms you live and sleep in, not the kitchen |
| Cockroaches in a unit that keep returning weeks after your own treatment | German cockroach moving between units | Shared service risers, bin rooms and wall cavities | A coordinated building treatment. See strata pest control |

One call to a licensed Sydney technician gets you honest advice and a fixed quote within 30 minutes.
Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
Several egg cases per female, and nymphs maturing in weeks where it is warm - the arithmetic is why cockroach numbers climb so steeply once they are established.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Cast skins, droppings and saliva are recognised asthma and allergy triggers, which makes a long-running infestation a health issue rather than just an annoyance.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
Rather than spray, we put small amounts of gel exactly where they travel. They eat and return to shelter, and that is how the treatment reaches the ones you never see.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
With American and Australian cockroaches the work is outside the kitchen: the pits, the floor wastes, the subfloor and the roof void, because that is where they breed.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Puts product across everything out in the open | Does not get into harbourage, coats your benchtops, and can split the colony up |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Eaten in the hiding place and passed between cockroaches; formulations rotate if one is avoided | Depends on a clean kitchen, and the result comes over days to a fortnight |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Still seeing them? Tell the agent or building manager, since the source is often a neighbouring lot. Apartment pest control explains what a building-wide job involves.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
Where Sylvania housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
We are around Westfield Miranda and the streets behind it most weeks, and we cover every address in 2224, not just the main roads.
Sydney does not give cockroaches an off-season. Around Sylvania the warm, humid stretch from October through March drives breeding hardest, but a heated Sutherland Shire home keeps a kitchen population going through winter without pause.
What we use depends on what you have: baits and growth regulators for German cockroaches, pit and subfloor treatment for the drain species.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Sylvania and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Sylvania sits roughly 18.2 km south-west of the CBD, inside our Sutherland Shire run, so we book a time and keep to it.
Where bushland adjoins the block, the question is not how cockroaches got in but how often. The perimeter is what decides that.
Mostly detached housing backing onto reserve. Proofing and the perimeter are what actually hold here.
We do. A lot of our Sylvania work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
Yes. As well as Sylvania we cover Kangaroo Point, Sylvania Waters, Taren Point and Kyle Bay on the same runs, so a job that crosses a boundary can be handled in one visit.
