What we cover in Sylvania Waters, and how quickly we can get there.
Sylvania Waters sits about 19.4 km south-west of the CBD in the Sutherland Shire, and postcode 2224 is one we are in most weeks. We run Sylvania Waters on a regular route, and same-day attendance is usually available.
If you are near Caringbah station, Miranda Park or Sutherland Shire Centenary Park, that is ground we cover constantly - it is the busiest part of Sylvania Waters for us.
This is the Sutherland Shire area, and our runs here also take in Taren Point, Miranda and Sylvania. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
Most Sylvania Waters bookings come in as homes on sloping blocks with a sub-floor and bush on the boundary. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2224 is covered too, including the pockets around Westfield Miranda and Parkside Plaza.
We confirm your slot the day before and arrive at a stated time. Taren Point and Miranda sit on the same run, so earlier appointments in 2224 come up regularly.
Remove the water and you remove most of the harbourage value. We point out the damp spots in a Sylvania Waters kitchen for that reason, not as a criticism of the cleaning.
In older Sylvania Waters buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
Cockroaches do not respect a lease boundary. In a Sylvania Waters block they move through service risers, shared drains and the cavity between units, so treating one kitchen in a building with a problem is money spent on a holding pattern.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Large and reddish-brown, up to about 4 cm. It lives in sewers, stormwater pits, grease traps and subfloors, and comes up through drains at night rather than breeding in the kitchen.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

Photo from an Elite job: cockroach harbourage inside commercial kitchen equipment. Motor housings, door seals and hollow legs stay warm overnight and are rarely cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| The occasional large cockroach at night in a wet area rather than a group in the kitchen | American cockroach | Pits, the subfloor, and floor wastes that are no longer holding water | Drain and pit treatment plus subfloor work, with pipe gaps sealed afterwards |
| Large cockroaches edged in pale yellow, around the garage or just inside a back door | Australian cockroach | Mulch and leaf litter, woodpiles, and up in the roof void | Perimeter work outside, a dusting of the roof void, and clearing the garden harbourage |
| Little banded cockroaches behind a picture frame or inside the TV unit, away from any water | Brown-banded cockroach | Dry warm spots in furniture and inside electrical gear | Targeted baiting in the rooms you live and sleep in, not the kitchen |
| A flat that clears for a fortnight and then has cockroaches again | German cockroach moving through the building | Shared risers, the bin room, and cavities running between walls | A coordinated treatment across the block. See strata pest control |

One call to a licensed Sydney technician gets you honest advice and a fixed quote within 30 minutes.
Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
Multiply several egg cases per female by nymphs that mature in a few warm weeks and you have the reason a minor sighting turns into an infestation.
Foggers and retail sprays drive the population further into cavities and across into neighbouring units, while leaving residue on the surfaces you cook on.
What they leave behind matters: droppings, saliva and cast skins are known asthma and allergy triggers, so this is a health question as much as a comfort one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
Everything is recorded in writing. Still seeing heavy activity after a fortnight, or it returns inside the 6-month warranty on a general treatment? We return at no cost.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Covers a whole room's open surfaces at once | Harbourage is untouched, benches end up with residue, and the population spreads out |
| Retail bait stations | Useful for a light problem | Low bait volume, and easily out-competed by crumbs and grease |
| Professional gel bait rotation | Eaten and shared in the hiding places; formulations can be rotated if cockroaches avoid one | Needs a clean kitchen and time to work, usually days to a couple of weeks |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.
If you still see steady activity after two weeks, or cockroaches return within 6 months of a general treatment, call 1300 313 373 for a warranty re-treatment.
Sydney does not give cockroaches an off-season. Around Sylvania Waters the warm, humid stretch from October through March drives breeding hardest, but a heated Sutherland Shire home keeps a kitchen population going through winter without pause.
We are around Westfield Miranda and the streets behind it most weeks, and we cover every address in 2224, not just the main roads.
For a Sylvania Waters cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
The species sets the method - gel and growth regulator indoors for German cockroaches, pits and subfloor for the drain dwellers.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Same-day attendance is usually available. We are about 19.4 km south-west of the city here, and Sylvania Waters is covered by the Sutherland Shire team.
The reserve next door is a permanent population you cannot treat. All that is in question is how easily cockroaches cross from it into the building, which is a perimeter problem.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
We do all of those. A good share of the Sylvania Waters jobs we run are tenanted or strata properties, so the written record comes as standard.
