Where Yagoona sits, who covers it and what it costs.
Postcode 2199 covers Yagoona and the streets immediately around it. At about 17.8 km west of the CBD it falls in the Canterbury-Bankstown, where we have vans out daily. We run Yagoona on a regular route, and same-day attendance is usually available.
A lot of our Yagoona jobs are in the streets around Graf Park and Middleton Park, and we are out near Little Saigon Plaza regularly enough that the technician usually knows the access before they arrive.
This is the Canterbury-Bankstown area, and our runs here also take in Birrong, Potts Hill and Bankstown. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Yagoona jobs tend to be terraces and semis where the problem has come through a shared wall. Let us know which when you ring and we will plan the visit around it.
Beyond that we are regularly around Condell Park Shopping Centre, and out as far as Yagoona station. If you are anywhere in 2199, you are inside the area we run.
You get a confirmed time, not a window. We plan the 2199 run the day before, and if Birrong or Potts Hill is on the same round there is often an earlier slot going.
Worth knowing before you blame yourself: this species is almost always introduced. Flatten cardboard rather than storing it, and check any used appliance before it comes inside.
A cockroach can last weeks on almost nothing to eat but only days without water. That is why perfectly clean Yagoona kitchens still get them: a dripping tap, a sweating pipe or a damp dishwasher seal is enough.
Roughly forty juveniles come out of one case, and they are breeding themselves inside ten weeks. Unless a Yagoona treatment carries something that stops nymphs maturing, you are only ever resetting the clock.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

At 12 to 15 mm and light brown with two dark stripes behind the head, this is the species we find living permanently indoors. Warmth, food and moisture are all it needs, and it reproduces faster than any other cockroach here.

The largest one we deal with, around 4 cm and reddish-brown. Pits, sewers, grease traps and subfloors are where it breeds; the kitchen is somewhere it passes through at night.

Similar in size to the American cockroach but with pale yellow edges near the head and along the wings. Despite the name it is an outdoor species that comes in from gardens, mulch and subfloors.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

From a commercial kitchen we service: cockroach harbourage inside the machinery. Hollow legs, door seals and motor housings keep their heat overnight and are almost never cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches you can see without a torch, plus droppings like coarse pepper on cupboard edges | German cockroach - daytime sightings mean a lot of them | Hinges, the cavity behind the fridge, under the kickboards, in the housings of the appliances | Gel bait rotated through the job, a growth regulator, and crack-and-crevice work indoors |
| The occasional large cockroach at night in a wet area rather than a group in the kitchen | American cockroach | Pits, the subfloor, and floor wastes that are no longer holding water | Drain and pit treatment plus subfloor work, with pipe gaps sealed afterwards |
| Big yellow-margined cockroaches that seem to come from the garden rather than the kitchen | Australian cockroach | Garden mulch, leaf litter and woodpiles, plus the roof cavity | Treating outside: the perimeter, the roof void, and the harbourage in the beds themselves |
| Small cockroaches in bedrooms, in the TV unit or behind frames, away from the kitchen | Brown-banded cockroach | Warm, dry furniture and electrical appliances | Targeted baiting in living and sleeping areas |
| Cockroaches in a unit that keep returning weeks after your own treatment | German cockroach moving between units | Shared service risers, bin rooms and wall cavities | A coordinated building treatment. See strata pest control |

A German cockroach egg case holds about 30 eggs and travels with the female until hatching is close. Kill the adults you can see and the next generation still arrives.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
What they leave behind matters: droppings, saliva and cast skins are known asthma and allergy triggers, so this is a health question as much as a comfort one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
Two products with different jobs: the growth regulator stops nymphs maturing, and dust carries the treatment into voids and cavities beyond the reach of gel.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
We leave you a written record of the job. If it is still heavy at two weeks, or comes back inside the 6 months a general treatment carries, we return at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Easy coverage of the exposed parts of a room | Never reaches the hiding places, leaves residue where you cook, and scatters them |
| Retail bait stations | A sensible first try on a light problem | Bait volume is too low for a colony, and competing food beats it |
| Professional gel bait rotation | Fed on where they shelter and passed between them, with formulations rotated as needed | Only works once competing food is gone, and takes days to a couple of weeks |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
Still seeing them? Tell the agent or building manager, since the source is often a neighbouring lot. Apartment pest control explains what a building-wide job involves.

If your Yagoona neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
In older Yagoona buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
A good share of our Yagoona work sits close to Little Saigon Plaza, though the back streets and the Birrong boundary are just as familiar.
The species sets the method - gel and growth regulator indoors for German cockroaches, pits and subfloor for the drain dwellers.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

These houses were built joined together, and they have aged that way. Party walls, continuous roof voids and shared drainage give cockroaches a route your front door has no bearing on.
Older joined housing. The treatment takes account of shared walls, continuous sub-floors and roof voids that run between properties.
We do all of those. A good share of the Yagoona jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
We do. Yagoona and Birrong, Potts Hill, Bankstown and Bass Hill are all on the same route, which helps if you own more than one property in the area.
