Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Arcadia sits, who covers it and what it costs.
If you are in Arcadia or anywhere else in 2159, you are in our Upper North Shore patch, 31.2 km north-west of the CBD. We cover Arcadia on scheduled runs through the Upper North Shore, and we will give you a firm time rather than a window.
Much of our Arcadia work is in the streets around Fagan Park.
Ku-ring-gai and Hornsby is the council area for Arcadia, and we treat Fiddletown, Galston and Middle Dural on the same schedule. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
Around Arcadia the pattern is fairly consistent: properties where the fence line matters as much as the kitchen. Tell us which it is on the phone and we will come prepared for it.
The whole of 2159 is on our regular run.
The 2159 run is set the day before and you are given an arrival time. Where Fiddletown and Galston fall on the same round, we can usually bring the visit forward.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Arcadia home than most products.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Arcadia house means a mature colony nearby.
Blistered or rippled paint over a flat surface is worth a second look. In Arcadia homes that is frequently workings pushing the paint film up from behind.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Scheduled visits to inspect feeding and replace consumed bait. A baiting program only works if it is kept topped up, which is why the checks are part of it.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Townhouse or unit? Notify the strata manager promptly, because common property is usually involved.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites do not respect boundaries. A neglected yard or a demolition next door in Arcadia can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Termite pressure is not even across Sydney and it is not even across Arcadia either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Termites will nest inside a living tree. If there is a mature gum close to a Arcadia house, that is worth including in the inspection rather than assuming the risk is only in the soil.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

We quote on the property rather than the postcode, so a unit in Arcadia and a large house are priced differently. The figure is fixed before any work starts. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Arcadia sits roughly 31.2 km north-west of the CBD, inside our Upper North Shore run, so we book a time and keep to it.
The bush is a permanent reservoir. Treating inside does little here unless the boundary and the perimeter are dealt with, because re-entry is the real issue.
Free-standing homes with gardens running into bush. We treat the boundary as seriously as the building.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Arcadia 2159 are all part of what we do, and the paperwork is the kind agents accept.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Most termite control jobs in a Arcadia home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. That is the point of the warranty - you do not pay twice for the same problem.
We do. Arcadia and Fiddletown, Galston, Middle Dural and Glenorie are all on the same route, which helps if you own more than one property in the area.
